k. Salvage yards: 1 parking space per 10,000 square feet of storage area, plus 1 parking space per employee. l. Service stations: 2 spaces per service bay, plus 1 parking space per employee. m. Shipping and freight terminals: 1 parking space per 2 employees. n. Theaters, auditoriums and places of assembly: 1 space per 4 seats. o. Warehouses, storage and wholesale establishments: 1 parking space per 2 employees. p. All other business establishments not specified above: 1 parking space per 300 square feet of floor area. 3. Other Uses: a. Churches: 1 parking space per 3 seats based upon the maximum designed seating capacity in the main worship area, including choir lofts. b. Elementary and middle schools: Either 1 parking space per employee and volunteer staff person and 1 parking space per 2.5 students, or 1 space per 3 seats of maximum occupancy for all places of assembly, whichever is greater. (1) Provide off-street parking spaces for all buses serving the school. c. Secondary schools: Either 1 parking space per employee and volunteer staff person and 1 parking space per 2.25 students, or 1 space per 3 seats of maximum occupancy for all places of assembly, whichever is greater. (1) Provide off-street parking spaces for all buses serving the school.
d. Hospitals: 1 parking space per 2 beds, plus 1 parking space per employee on the premises at any time. e. Child care centers and preschools: 1 parking space per employee and volunteer staff person, plus 1 parking space per 5 students on the premises at any given time. f. Assisted living facilities, skilled nursing care and intermediate care facilities: 1 parking space per 5 beds based on the maximum designed capacity of the building, plus 1 parking space per employee on the premises at any time. g. Private social and hobby clubs, associations and lodges: 1 parking space per 3 seats based upon the maximum designed seating capacity. h. Trade and commercial schools: Based on full-time equivalency, 2 parking spaces per 3 students, plus 1 per employee on the premises at any time. i. Other Permitted uses. Parking spaces for permitted uses not listed above must be provided according to the determination of the Zoning Administrator. (1) The required number of parking spaces will be determined based on the parking needed to serve employees or the visiting public at each use. j. Special and conditional uses. Required parking for special and conditional uses may be established as part of the application process, or when issuing the zoning permit.
