6. Have either a separate exterior entrance, or an entrance to an internal common area accessible from the outside. 7. Have a maximum of 2 bedrooms. 8. In area, be no more than 50% of the gross floor area of the primary single-family dwelling . (See definition of FLOOR AREA.) D. Occupancy. 1. Owner Occupancy. On a zoning lot with an accessory dwelling unit, at least one of the dwelling units must be owner-occupied . 2. The total number of persons that reside in both the primary dwelling unit and the ADU must not exceed the number permitted for a household. E. Parking. No additional parking is required for an ADU. Existing required parking for the primary dwelling unit must be maintained or replaced on the zoning lot. F. Leasing or Rental. Leasing or rental of an ADU for tenancies of less than 30 days, or to more than 11 different parties in any calendar year is prohibited. G. Deed Restriction. Before a building permit is issued, a deed restriction enforceable by the City must be recorded, stipulating that the ADU must not be conveyed separately from the primary dwelling unit. 1. An alternative form of security which meets the intent of this provision may be substituted, if it is approved by the City Attorney.
102 Temporary Uses A. Authorization. The temporary uses listed in this section are permitted in any zoning district, unless specifically restricted to particular zoning districts. 1. Temporary uses must comply with applicable regulations of the district in which the use is permitted, and with the Administrator is empowered to permit manufactured homes and RV campers to be temporarily located in any zoning district, for a stated period of time and with appropriate conditions attached. B. Definition of TEMPORARY USE: A use established for a fixed period of time, in a zoning district where such a use would otherwise not be permitted. C. Permitted temporary uses. 1. Temporary retail promotional activities involving the regulations and time limits in this Section 101. 2. Disaster. In the event of a disaster, the Zoning periodic display of merchandise may be conducted outdoors, in the area immediately adjacent to the merchant's building, in business or industrial districts only. a. Without prior City approval, no part of the display may be located on publicly owned property. b. Merchandise must be of a type generally sold within the building. c. The outdoor display or sale of used goods such as furniture, appliances, plumbing, housewares, building material or similar items is not permitted in any business or industrial districts. d. If approved by the merchant, food trucks and similar type vendors are permitted on the building site.
