105 Status of Existing Special and Conditional Uses A. R eclassification of Existing Special and Conditional Uses . 1. A use which existed prior to the effective date of these Zoning Regulations, which was previously permitted as a special or conditional use , is not nonconforming, but without further action is one of the following: a. Reclassified as a permitted use. b. Deemed a lawful special or conditional use, with the same conditions as originally established. (1) Such uses may be expanded only within the area of the zoning lot which was actually used or occupied for the use on the effective date of these Zoning Regulations. 2. A special or conditional use which was established under any City Zoning Regulations in effect prior to the effective date of these Zoning Regulations is considered to be a lawful, conforming special or conditional use. a. Such uses may be expanded (through enlargement, extension or alterations to existing structures, or through land improvements) only within the area of the zoning lot which was actually used or occupied for the use on the effective date of these Zoning Regulations. b. If such uses are expanded, they must comply with all the requirements in these Zoning Regulation for a permitted use .
