B. Application. A zoning permit application must include: 1. One copy of a drawing or a copy of the recorded plat , showing the piece or parcel of land for which the zoning permit is sought. a. Drawing must be to scale, and show dimensions of the zoning lot and any easements . b. Identify all platted lots, blocks , or parts of lots or blocks shown.

C. Period of Validity. A zoning permit becomes null and void 180 days after the date it was issued, unless construction, reconstruction, moving or structural alteration of a structure begins, or a use begins, within the 180-day period of validity. 1. If construction or work is abandoned or suspended for any 180-day period after a zoning permit is issued, then the project may not be continued unless the Zoning Administrator agrees to extend the period of validity . a. If applicable regulations have not changed , the Zoning Administrator may grant reasonable extensions of time. b. If applicable regulations have changed , a new zoning permit based on the new or amended regulations must be applied for and granted before the project may continue. (1) Exception: A new zoning permit is not required if Section 1-102D applies (on vesting of development rights for single-family residential). (2) See Zoning Regulations, Section 1-102E for effect of existing permits. D. Subdivision Regulation Requirements. 1. Zoning permits must comply with City Subdivision Regulation requirements , except for: a. Continuation of an existing use or occupancy. b. Accessory structures or uses. c. Additions to existing structures or uses. 2. To be eligible for a zoning permit, land must be shown on a recorded plat, replat, or lot split, or be exempt from platting requirements. a. If land is exempt from platting requirements, all public improvements necessary to carry out the requested zoning permit may be required, including dedications in lieu of platting such as for easements and additional rights-of-way.

2. One copy of a scaled drawing showing: a. Lot lines and building setback lines.

b. The location, ground area, height, bulk, and use to be made of all existing and proposed structure s on the land. c. Driveways, parking spaces and loading areas. d. Waste disposal areas. e. Other information as may be required by the Zoning Administrator for the proper enforcement of these Zoning Regulations. 3. One copy of a site plan or screening plan as required to meet Site Plan Review standards, which will be retained by the Zoning Administrator as a public record.
