F. Application. The Applicant must file an application for a variance with the Zoning Administrator. The application must include: 1. The legal description of the subject property. 2. A list of all property owners of record in the notification area , as described in Section 11-103D of these Zoning Regulations. 3. The filing fee. 4. A sketch drawn to scale showing: a. The zoning lots within and adjacent to the subject property. b. Any existing structures on the subject property. c. Proposed structures that would require a variance. 5. The following information: a. The characteristics of the subject property which prevent compliance with the requirements of these Zoning Regulations; b. The particular hardship which would result if the requirements of these Zoning Regulations were strictly applied to the subject property. c. The p articular requirements of these Zoning Regulations which, without a variance, would prevent the proposed use or construction. d. The minimum reduction of the requirements of these Zoning Regulations which would be necessary to permit the proposed use or construction. 6. Additional information as may be required by the BZA.

G. Decisions and Records. 1. The BZA must render a written decision on an application for a variance in the form of a resolution containing specific findings of fact. a. The resolution must be signed without unreasonable delay, but in all cases within 45 days after the close of the hearing. 2. The Zoning Administrator must maintain complete records of all BZA actions on applications for variances, in order to properly issue zoning permits. H. Period of Validity. A variance is valid for a period of 180 days from the date it is granted by the BZA. 1. Extensions. On written application, and without further notice or hearing, the BZA may grant additional extensions. a. Additional extensions may not exceed 180 days each.
