ARTICLE 5. SKETCH PLAN & PRELIMINARY PLAT 100 Submitting a Sketch Plan A. A Subdivider may submit a sketch plan, in order to receive comments from the Subdivision Committee which may prove helpful in designing the preliminary plat. 1. Submit the sketch plan to the Subdivision Administrator at least 20 days before the next regular meeting of the Subdivision Committee. 2. The Subdivision Administrator determines the number of copies of the sketch plan to be submitted. 3. The sketch plan should include proposed streets and utilities, the general layout of zoning lots, and to note any particular design situations which could benefit from an early discussion of the problems. 4. The Subdivision Administrator will return a copy of the sketch plan to the Subdivider, annotated with the Committee's comments. 5. No fee is charged for sketch plan review.
101 Filing a Preliminary Plat A. To file a preliminary plat, the Subdivider must submit an application containing the information listed in Subdivision Regulations Section 5-106, Contents of Preliminary Plat . 1. Submit the preliminary plat to the Subdivision Administrator at least 30 days before the next regular meeting of the Planning Commission. 2. The Subdivision Administrator determines the number of copies of the application to be submitted. 3. The Subdivider must pay the preliminary plat fee to the City Clerk before a preliminary plat will be accepted for filing. 102 Distribution and Review of Preliminary Plat A. After the Subdivider files the preliminary plat, the Subdivision Administrator then distributes copies to affected governmental, public, and private organizations for review. 1. Organizations receiving copies for review have 15 days to submit comments and recommendations on the preliminary plat to the Planning Commission. a. Within the original 15 day comment period, an organization may submit a written request to the Planning Commission for a single 15 day extension . b. If an organization does not respond in 15 days with
either comments or a request for extension, the Planning Commission may assume the organization's approval of the preliminary plat.
