5. Survey Monuments on Final Plat. Reference ties to previous surveys and plats. (See Subdivision Regulations, Section 7-103G for survey monuments as required improvements.) a. Include distance and direction to survey monuments used to locate the land described in the Certificate of Survey. b. Include location of all other survey monuments required to be installed by these Subdivision Regulations. 6. If a permanent BENCHMARK is required, show its location, elevation, and vertical datum. 7. Show distances and angles or bearings of tract boundary, block boundary, and street and other right-of-way lines. a. Where these lines are curved, show the central angle, the radius, points of curvature, length of curve, and length of intermediate tangents. b. Error of closure of the perimeter survey must not exceed 1 foot for each 10,000 feet. 8. Lot lines , with dimensions. a. Side lot lines should be at right angles or radial to street lines as possible. b. Rear lot lines should be parallel to block or tract lines. (1) Indicate points of deflection of rear lot lines by angles and distances. 9. Block letters or numbers , continuing consecutively without omission or duplication throughout the subdivision. a. Block labels must be clearly visible, and placed so as not to obscure any other text.
108 Contents of Final Plat A. The final plat must be prepared by a licensed professional surveyor . 1. Page sizes must be 24 inches by 36 inches or smaller. Larger sizes will not be accepted. 2. The scale must be at least 1 inch = 100 feet, unless the Subdivision Administrator determines that another scale is necessary to properly exhibit the subdivision. 3. Sheet numbering. When multiple sheets are used for a plat, each sheet must be numbered consecutively, and must show the total number of sheets (for example, Sheet 1 of 3). 4. Show a margin line encircling each sheet. All information must be within this margin. 5. Show dimensions in feet and decimals of a foot. 6. The final plat must be printed in waterproof black ink on Mylar or its equivalent. B. The first page of the final plat must show the following: 1. The name of the subdivision, followed by its location by quarter-section, section, township and range. 2. The date of preparation, scale, north arrow, and legend. 3. Legal description of the tract boundaries. (See Subdivision Regulations, Section 6-108B-17b for surveyor's certificate and description.) 4. Controlling physical features , such as highways, railroads, watercourses, and floodplains as shown on the City's currently adopted FEMA Flood Insurance Rate Map. (See FEMA Flood Map Service Center website.)
