(2) The Owner's Certificate and Dedication must be customized to suit each subdivision. Required information must include any of the following which apply: (a) Description of easements and their uses. (b) A separate granting statement for private easements, specifying the grantee who will own and be responsible for maintenance within the easement. (Private easements may be used for walls, crosslot drainage, crosslot access, etc., and may or may not be available for public use.) (c) Identification of reserves , including ownership and intended use. Identify parties responsible for reserve maintenance , during the interim until the Homeowners Association (HOA) is organized, during the tenure of the HOA, and in the event that a private owner defaults on maintenance responsibilities.
(d) The Owner's Certificate and Dedication may be similar to the following form, though must show the additional information noted above:
