E. Bulk Regulations. Each zoning district has bulk requirements which are expressed in terms of maximum structure height, maximum zoning lot coverage, minimum setbacks, and minimum front, side and rear yards. 1. Bulk regulations apply when structures are built, moved or structurally altered, and when structures or land are used, occupied or designed for use or occupancy. 2. Unless otherwise provided for in these Zoning Regulations, each zoning district's bulk regulation requirements must be met. a. Exception for Condominiums: Bulk regulations do not apply to each individual dwelling unit in a condominium, but are applied to the condominium's entire zoning lot. b. Maximum Height. No part of any structure, including WIND ENERGY CONVERSION SYSTEMS, may project through the plane defining maximum height, except for the following structures . See HEIGHT, MAXIMUM. (1) Chimneys, flues, stacks, fire escapes, gas holders, elevator enclosures, ventilators, skylights, solar panels, water tanks and similar roof structures needed to operate and maintain the building on which they are located. (2) Signs, where permitted by Article 8 of these Zoning Regulations. (3) Flagpoles, water towers and tanks, steeples, bell towers, carillons, monuments, cupolas and electric transmission line towers. (4) Wireless communication facilities, in accordance with Section 4-109 of these Zoning Regulations.

c. Exceptions to Minimum Setbacks: (1) Exceptions to front yard setbacks may be found in Zoning Regulations, Section 3-102B2. (2) Exceptions to front and side yard setbacks may be found in Zoning Regulations Article 9 on nonconforming structures and uses. (3) Platted Setbacks. If a subdivision plat has been recorded and has not been officially vacated, and requires building setbacks different from those in F. Required Yards. 1. The following yard requirements apply to the zoning lot of any structure or use existing on or after the effective date of these Zoning Regulations or any of its amendments. a. All yards provided to meet requirements must be located on the same zoning lot as the structure or use. b. Except as specifically provided in these Zoning Regulations, any yard provided to meet requirements for a structure or use must not be used to meet the yard requirements for any other structure or use . these Zoning Regulations, then the setback requirements of the subdivision plat govern. c. Any yard provided to meet requirements must not be reduced below the minimum requirements of these Zoning Regulations for equivalent new construction . d. Setbacks for any yard abutting the proposed US-54/400 highway right of way must be measured from the proposed right of way, as prescribed in Appendix B, Preferred Alternative Design Parameters of the 2011 US 54/400 Corridor Study .
