102 Blocks A. Determine the sizes and shapes of blocks with due regard to: 1. Topography. 2. Zoning requirements, including lot sizes and dimensions, and off-street parking and loading. 3. Access and circulation needs, including safe and effective traffic control. 4. Providing building sites suitable for the proposed land use. B. Design blocks to provide two tiers of zoning lots , unless otherwise required by these Subdivision Regulations. C. Block Length should be between 400 feet and 1,320 feet in length. 1. Exceptions may be permitted if justified by existing street patterns or topographic conditions. 2. In very long blocks, a public pedestrian way may be required, to provide access to facilities such as schools or parks. (See definition of PEDESTRIAN WAY.) D. Blocks may be irregular in shape , provided they are harmonious with the overall pattern of blocks in the proposed subdivision. E. Design blocks intended for commercial or industrial use with adequate space for off-street parking and loading.

103 Zoning Lots A. Design zoning lots with size, shape and orientation appropriate for the subdivision's location, the type of development, and the proposed land use. 1. Building setback lines must also be appropriate. 2. Lot dimensions must conform at least to the minimum requirements of applicable zoning regulations and sanitary codes. 3. Side lines of zoning lots must be at right angles or radial to the street line, or substantially so. B. Lot Depth and Width. 1. Corner lots for residential use must be wide enough to permit a dwelling with appropriate setbacks to be oriented toward either street. 2. Access. Every lot must have at least 40 feet of frontage, to allow for driveways. a. Driveways must connect directly to an opened public street or alley. b. Driveways must not cross the property of another property owner. c. Flag lots are generally not permitted, unless warranted by an unusual shape of the land or the ownership of property.
