3. Lot Depth to Width Ratio. a. Lot Depth is the distance between the midpoint of the front lot line and the midpoint of the rear lot line (see definition of LOT DEPTH) . Lot Width is measured at the front yard building setback line, at right angles to the lot depth line (see definition of LOT WIDTH) . b. Generally, a single-family detached residential zoning lot must have a lot depth no more than 2.5 times its width. c. Generally, a n onresidential zoning lot must have a lot depth no more than 3 times its width.
C. Minimum Lot Area Requirements. Do not include street right-of-way when calculating lot area. 1. In a subdivision in the unincorporated area served by public water and sewage systems, the required minimum lot area is 20,000 square feet . 2. In a subdivision in the unincorporated area which intends to use on-lot wells for water supply or private sewage disposal systems, the required minimum lot area is 217,800 square feet (5 acres) . 3. Additional lot area may be required in a subdivision in the unincorporated area which uses on-lot water supply and sewage disposal systems, if there is a high water table, the area is subject to periodic flooding, or percolation tests prove the soil conditions are unsuitable. 4. If a lagoon system is used for sewage disposal, the required minimum lot area is 5 acres . a. The lagoon must be fenced. b. The edge of the lagoon must be at least 300 feet from any existing off-site dwelling or 100 feet from the nearest property line, whichever is greatest. D. Avoid platting double frontage zoning lots for single-family and two-family dwellings. 1. Exceptions: Such lots may be permitted where topography prevents single frontage lots, or where lots abut a limited access highway or arterial street. a. Double frontage lots must not have vehicular access to the abutting limited access highway or arterial street. E. Avoid platting reversed frontage zoning lots . 1. Reversed frontage lots may be permitted where they are essential to separate residential development from limited access highways and arterial streets, or to overcome specific disadvantages of topography and orientation.
