2. Provide digital files via USB drive, or by means of File Transfer Protocol (FTP) or similar web based transfer. a. Provide a digital file of the entire lot split application in pdf format. b. Provide digital files of all drawings in a format acceptable to the City. (1) Coordinate system must be NAD 1983 2011 StatePlane Kansas South FIPS 1502 Ft US. (2) Provide ground correction factor, if any. c. Alternative file formats or transmission media or methods for digital files must be approved by the Subdivision Administrator.
102 Application Requirements A. The property owner must apply to the Subdivision Administrator for a lot split approval. B. A lot split application must include the following: 1. Plan Drawing. A scaled plan drawing of the zoning lot or lots involved. Each drawing must show the following: a. Location, dimensions and legal description of the proposed lot split. b. Square footage contained in each portion of the original zoning lot or lots. c. Existing easements, including building setback lines and public reserves. d. Any structures on the lot, which must be surveyed, and shown on the drawing as located by a Professional Surveyor. e. A signed Certificate of Lot Split Approval (see Subdivision Regulations, Section 10-103B2) . 2. Notification List. A list of the names and addresses of all persons to receive notices. 3. Fee. Required fee. (See Chapter 1.3.6 for Fees.) C. The property owner must provide both paper and digital copies of the lot split application, as needed for government records. 1. The number of paper copies required will be determined by the Subdivision Administrator.
103 Procedure for Approval A. Notification.
1. The Subdivision Administrator must distribute written notices to all owners of land adjacent to the property proposed to be split, including land across a street or other public way. 2. Notified property owners must inform the Subdivision Administrator of any protest or concerns they may have on the lot split, within 10 days after the date the notification is mailed. a. The 10-day waiting period may be waived if the Subdivider submits a written statement of no objection from all those to be notified. B. The Planning Commission must either approve, approve with conditions, or disapprove the proposed lot split. 1. Within 45 days after the application is submitted, the Planning Commission must provide a decision in writing to the Subdivider.
