D. Inoperable or Nuisance Motor Vehicles (as defined by City Code) in Residential Districts. 1. INOPERABLE MOTOR VEHICLE : A vehicle which cannot be driven upon the public streets for reason including but not limited to being unlicensed, wrecked, abandoned, in a state of disrepair, or incapable of being moved under its own power. (See Andover City Code 4-508.17.) 2. NUISANCE MOTOR VEHICLE : See Andover City Code, Chapter XVIII, Article 9, Section 18-903. 3. A maximum of 1 inoperable or nuisance vehicle per zoning lot may be stored outside, for a maximum of 7 days , after which it must be stored inside a structure or screened from public view. 104 Dedications and Public Improvements A. The following may be required as a condition for a rezoning amendment or a special use permit: 1. Dedication of additional street rights-of-way . 2. Dedication of easements for utilities, drainage, access control, fire lanes, building setback lines and other purposes. 3. Construction, removal or replacement of public improvements necessary to the proper development of the property. B. Conditions may be required whether the property is held in single ownership or is being divided. C. Dedications and improvements may be provided either by platting or replatting the land according to the City Subdivision Regulations, or by an effectuating legal document.

103 General Requirements for Residential Districts A. Number of Structures and Uses on a Zoning Lot. 1. Only one principal structure and use may be located on a zoning lot which is used for a single-family dwelling, two- family dwelling or any type of manufactured or mobile home. 2. More than one principal structure and use, provided they are held in common ownership, may be located on a zoning lot which is used for other than a single-family dwelling, two-family dwelling or any type of manufactured or mobile home. 3. Condominiums. More than one principal structure may be located on a zoning lot if the structures are developed as condominiums. See definition of CONDOMINIUM. B. Average Setback in Existing Residential Districts. 1. On a zoning lot with a frontage of 50% or more of the total frontage on that side of the street and between the two nearest intersecting streets, where existing structures are set back farther than required by these Zoning Regulations, maintain a minimum front yard setback equal to the average setback of the existing structures or 50 feet, whichever is less. 2. On a zoning lot with a frontage of 50% or more of the total frontage on that side of the street and between the two nearest intersecting streets, where existing structures are set back less than required by these Zoning Regulations, maintain a minimum front yard setback equal to the average setback of the existing structures or 20 feet, whichever is greater. C. Access to Business and Industrial Districts from Residential Districts. Land in a residential district must not be used for a driveway, walkway or access to land located in any business or industrial district.
