DWELLING: A building or portion of a building, which is designed or used for residential occupancy. 1. As defined here, the term dwelling includes condominiums and modular homes, but does not include manufactured homes, residential-design manufactured homes, and mobile homes. 2. Categories of Dwellings by Structural Type. a. ATTACHED DWELLING: A residential building which includes at least 2 dwellings, located on separate floors or joined at one or more sides by a party wall or walls, including walls of an attached garage. (1) Each dwelling unit in an attached dwelling must have independent utilities and facilities, unless an association of owners provides for ownership and maintenance of common utilities and facilities. 3. Categories of Dwellings by Number of Units. a. SINGLE-FAMILY DWELLING: A residential building consisting of one dwelling unit, separated from other dwelling units by open space. (1) As defined here, a group home is considered a single-family dwelling. (See GROUP HOME.) b. SINGLE-FAMILY ATTACHED DWELLING: Separately owned dwelling units, located on individual lots but adjoined along a lot line, separated from each other by a wall extending from ground to roof. Includes TOWNHOUSES and some TWO-FAMILY DWELLINGS. c. TWO-FAMILY DWELLING: A residential building containing exactly 2 dwelling units, which may be under single ownership, or under separate ownership accompanied by a duly recorded lot split. d. MULTIPLE-FAMILY DWELLING: As defined here, a residential building containing 3 or more dwelling units, including APARTMENT BUILDINGS, and CONDOMINIUMS, but not including TWO-FAMILY DWELLINGS and TOWNHOUSES.
