LOGIC OF DESIGN: Accepted principles and criteria of validity in the resolution of design problems. LOT: An area of land either described by metes and bounds, or platted, whose boundaries have been recorded by the County Register of Deeds. For the purposes of these Regulations, a lot is a parcel of land bounded by other lots or streets, and intended as a unit for transfer of ownership or development. (See PARCEL and TRACT.) 1. CORNER LOT: A zoning lot that has frontage on more than one street, and where the frontage streets intersect. 2. DOUBLE FRONTAGE or THROUGH LOT: A zoning lot that has frontage on 2 streets, and where the frontage streets do not intersect. a. On a double frontage or through lot, both street frontages must be treated as front yards . 3. INTERIOR LOT: A lot other than a corner lot. 4. REVERSE FRONTAGE LOT: A zoning lot whose rear lot line also serves as the street line for a limited access highway or street. 5. ZONING LOT: A parcel of land that is designated by its owner or developer — at the time of applying for a zoning permit or an occupancy certificate — as a tract, all of which is to be used, developed or built upon as a unit under single ownership. a. As long as it satisfies the above requirements, a zoning lot may consist of a: (1) Single lot of record. (2) Portion of a lot of record. (3) Combination of complete lots of record, complete lots and portions of lots of record, or portions of lots of record.
