LOT COVERAGE: The percentage of the area of a zoning lot covered by any part of a BUILDING or STRUCTURE, but excluding projecting roof eaves and recreational activity areas for basketball, racquetball, swimming, tennis and similar activities. (See LOT SIZE REQUIREMENTS/MAXIMUM DENSITY.) LOT DEPTH: The distance between the midpoint of the front lot line and the midpoint of the rear lot line. 1. AVERAGE LOT DEPTH: For multiple-frontage zoning lots, the sum of the lot depths measured from each street, divided by the total number of street frontages. (For example, in the following diagram, the Average Lot Depth for the multiple-frontage lot is (A+B)/2.)
LOT FRONTAGE: See STREET FRONTAGE. LOT LINE: The property lines along the perimeter of a zoning lot. (See LOT/ZONING LOT.) 1. FRONT LOT LINE: A street right-of-way line forming the boundary of a lot. a. On a corner lot , if both street frontages meet the minimum lot depth and width requirements, then the Applicant or property owner can choose which lot line is to be the front. b. A double frontage or through lot has 2 front lot lines. 2. REAR LOT LINE: The lot line that is most distant from and most nearly parallel to the front lot line. a. A triangular lot has 2 side lot lines but no rear lot line. b. For other irregularly shaped zoning lots , the rear lot line is defined as all lot lines that are most nearly opposite the front lot line. (1) If a zoning lot has 2 or more front lot lines (see LOT/CORNER LOT) , the owner or developer must designate the yard which is to be the front yard, and the opposite yard is the rear yard. 3. SIDE LOT LINE: A lot line which is neither a front lot line nor a rear lot line.
