SUBDIVIDE: To partition a parcel of land under single ownership into 2 or more parcels, tracts, lots or sites, for the purpose of either immediate or future transfer of ownership or development. (See PARCEL.) SUBDIVIDER: The owner, or any other person, firm or corporation authorized by the owner, undertaking proceedings to subdivide land under the provisions of these Subdivision Regulations. SUBDIVIDER AGREEMENT: A contractual agreement between a Subdivider and the applicable Governing Body, guaranteeing that required improvements will be installed according to approved plans and specifications. Primarily concerned with the design, installation, inspection and financing or guarantees for public improvements, a Subdivider Agreement is valid only after the Governing Body's acceptance of the related dedications. (See Subdivision Regulations, Section 7-105A.) SUBDIVISION: A tract of subdivided land. SUBDIVISION ADMINISTRATOR: A person appointed by the Mayor with the consent of the City Council, who is authorized to administer and enforce the requirements of these Subdivision Regulations. ( See Subdivision Regulations, Section 3-101 for Duties of Subdivision Administrator.) SURVEY MONUMENT: A device used to mark and identify surveyed corners in the boundaries of subdivisions, blocks and lots, and the points of curves in street rights-of-way. Often survey monuments are made of a metal bar or tube embedded in the ground or in concrete, with a brightly colored stamped metal or plastic cap.

SURVEYOR: See PROFESSIONAL SURVEYOR. TAVERN: See DRINKING ESTABLISHMENT. TECHNICAL REVIEW: Examination of a Site Plan Review Application by the Zoning Administrator or other designated City staff, to determine whether it is complete and meets all submittal requirements. TEMPORARY PARKING: See PARKING SPACE/TEMPORARY PARKING. TEMPORARY USE: See USE, TEMPORARY. THEATRICAL MARQUEE: A roof-like structure attached to and supported by the front wall of a movie theater or similar entertainment venue, designed to light the entry area and protect it from the weather, and display lighted signs.
