2. LB = Landscape buffer required. Use planting materials, berms, walls, or fences to provide a minimum of 3 vertical feet of screening, measured from the adjacent ground surface. a. Maximum side slope for berms is 3 horizontal to 1 vertical, and berm tops should not be level, but rather should be shaped to look like natural landforms. b. NUMBER OF TREES REQUIRED (LB). In addition to the required 3 vertical feet of screening, at least 1 shade tree per 40 linear feet or 1 ornamental tree per 30 linear feet of buffer length is required in the screening plan. Required trees may be grouped or clustered. c. If walls and fences are used for required screening, the requirement for trees in the landscape buffer still applies. 3. SF = Screening fence or wall required. Provide a minimum of 6 vertical feet of solid fence or wall, measured from the adjacent ground surface. a. NUMBER OF TREES REQUIRED (SF). In addition to the required fence or wall, a t least 1 shade tree per 40 linear feet or 1 ornamental tree per 30 linear feet of buffer length is required in the screening plan. Required trees may be grouped or clustered. (1) If traffic circulation, loading/unloading facilities, outdoor storage, etc. occur between the adjacent zoning districts, provide a minimum 20-foot wide landscape area along the common property line, and provide a t least 2 shade trees per 40 linear feet or 2 ornamental trees per 30 linear feet of buffer length. 4. ISB = Intense screening buffer required. Provide the same screening as required by the SF requirements above, and in addition, separate nonresidential and residential buildings by at least 100 horizontal feet.

3.4.8 — Landscaping in Buffers between Land Uses

A. Any nonresidential project, manufactured home park, or multi-family project (a project with 3 or more dwelling units in one building) which is adjacent to a residential zoning district , is required to have a landscape area along the common property line to provide a visual buffer. 1. Screening is intended to reduce visual, acoustic, and olfactory effects, including lighting glare, equipment noise, and blowing trash. 2. Any such project which is across the street from a residential zoning district is required to have a landscape buffer area along the front lot line at least 10 feet in depth. a. No other uses except driveways and signs are allowed in this landscape buffer area. 3. Where SF or ISB type landscape buffers (See 3.4.8 B 3 and 4) are required between land uses, the height and intensity of required screening may be reduced in the front yard area, from the building wall line out to the right-of-way line. 4. An additional landscape buffer along the common property line is not required where a development site abuts a public park or other permanent public greenspace , and where at least 100 feet of undisturbed natural vegetation which meets landscape buffer requirements exists along the common lot line. B. Buffers Between Zoning Districts. Where adjacent land uses are in different zoning districts, use the Table of Required Landscape Buffers in 3.4.8 B5 to determine the minimum landscape buffer required along the common property line between zoning districts. 1. NR = No requirement for screening and buffering.
