Plants at mature spread clear of 2' bumper overhang area, 2' door swing area, and sidewalks E. Parking Lot Perimeter Screening 1. New lots or additions continuously screened to 3' height minimum, except at vehicular/pedestrian ingress and egress a. Exemption : In any zoning district, open parking lots in 1- and two-family residential projects are not required to be screened 2. Walls and fences may not be used as sole means of screening; may be combined with berms and plantings 3. Avoid bland, monotonous walls or fences; use architectural articulation and landscaping
4. Adjacent landscaping for required land use buffers and street yards may substitute for required parking lot screening, provided that: a. Meet Vision Triangle requirements • Shrubs 33" maximum in height within VISION TRIANGLE • Shrubs, walls and fences ≥ 25% opaque must be ≤ 3' above finished grade within VEHICLE ACCESS VISION TRIANGLE b. Street yard sight clearances are maintained (3.4.7-D)
c. Minimum requirements for number of trees are met (3.4.7-C) and (3.4.8-B) d. Shrubs used for screening requirements cannot be substituted for required trees e. If using walls or fences, locate plants in a planting bed 3' minimum in width between hardscape elements f. Landscape materials to be on public side of wall or fence, but not in public right-of-way 5. If screening is exclusively plants, plants in bed 5' minimum wide between parking and sidewalk 6. If screening is berms and plants, plants in bed 10' minimum wide between parking and sidewalk a. Shape berms like natural landforms, with maximum side slope of 3 horizontal to 1 vertical 7. Plants at mature spread clear of 2' bumper overhang area, 2' door swing area, and sidewalks 8. Plants to maintain a solid screening effect on at least 2/3 of treated frontage during all seasons 9. Select shrubs to be ≥ 36" in height by end of 3rd year after planting 10. Space shrubs to achieve a visual screen at maturity
