C. A-1 Special Uses. 1. Airports, aircraft landing fields, heliports, and ultralight landing areas, both private and public.

13. Utility facilities, both private and public , including electric and telephone substations, gas regulator stations, pumping stations, standpipes, and water towers. 14. Other special uses not otherwise specifically listed as a permitted, special or conditional use, but which are in keeping with the intent and compatible with the permitted uses of the A-1 zoning district. D. A-1 Conditional Uses. 1. Accessory dwelling units. 2. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use. 3. Manufactured homes, when they are located on agricultural land, are an accessory use to a farm dwelling, and are used by persons employed on that land, along with their families. 4. Small cell or DAS facilities which are not located in a public right-of-way, or entirely inside a structure, or entirely on the site of a campus, stadium or athletic facility.

2. Animal clinics or hospitals, with or without outside runs. 3. Campgrounds with a plan of allotted spaces to be used for camping trailers, tents, recreational vehicles, motor homes or tiny houses on wheels. 4. Cemeteries, both private and public, including mausoleums and crematories. 5. Event venues. 6. Fuel dispensers, for retail sales. 7. Public buildings or land used by any governmental agency, including post offices and driver's license exam or motor vehicle registration facilities. 8. Recreational club activities which are privately owned, including related clubhouses (activities may include swimming, tennis, racquetball and the like).

9. Recreational facilities which are privately owned (seasonal, temporary, or permanent), including: a. Archery ranges.

b. Gun clubs. c. Polo fields. d. Recreational retreat areas. e. Rodeos. f. Youth camps.

10. Riding stables and riding academies, provided that any structure housing horses is at least 500 feet away from any residential zoning district boundary. 11. Roadside stands for the sale of agricultural products, operated by someone other than the product producer. 12. Social or service clubs.
