C. SF-1 Special Uses. 1. Activity centers for senior citizens. 2. Bed and breakfast homes, and short term rentals including Airbnb, VRBO, HomeAway, etc. 3. Cemeteries, both private and public, including mausoleums. 4. Event venues. 5. Public buildings or land used by any governmental agency, including post offices and driver's license exam or motor vehicle registration facilities. 6. Recreational club activities which are privately owned, including related clubhouses (activities may include swimming, tennis, racquetball and the like). 7. School transportation centers, recreation areas, spectator sports facilities and the like for public and private primary, middle and secondary schools. D. SF-1 Conditional Uses. 1. Accessory dwelling units. 2. Child care centers, preschools. 3. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use. 4. Small cell or DAS facilities which are not located in a public right-of-way, or entirely inside a structure, or entirely on the site of a campus, stadium or athletic facility. E. SF-1 Use Limitations. 1. Food Trucks are prohibited from vending in residential zoning districts, except when they are part of a City-permitted community event. (See Zoning Regulations, Section 7-102C4, for Community Events as Temporary Use.)

104 SF-1 Single-family Residential / Low Density District A. Intent. This district is intended for low density residential neighborhoods of single-family detached homes, while allowing certain appropriate public facilities. B. SF-1 Permitted Uses. 1. Single-family detached dwellings, group homes, and residential-design manufactured homes. 2. Chapels, churches, mosques, synagogues and temples. 3. Golf courses, including accessory club houses. a. Does not include commercial golf driving ranges, or miniature golf courses. 4. Public and private schools , including educational buildings for primary, middle and secondary schools, and administrative centers, when located on land which is properly platted. a. Permitted uses do not include associated transportation centers, recreation areas, spectator sports facilities and the like. 5. Public parks and playgrounds. 6. Utility facilities, both private and public , including electric and telephone substations, gas regulator stations, pumping stations, standpipes, and water towers.
