C. B-5 Special Uses. 1. Event venues. 2. Fuel dispensers, for retail sales. 3. Marine supplies, sales, and services.

D. B-5 Conditional Uses. 1. Single-family dwellings as an accessory use to a business , when approved as a conditional use for circumstances related to the business operator. a. No alterations must be made to the exterior of the principal business structures which change their character. b. The space devoted to residential use must be completely separate from the business . No shared use of required facilities (bathroom, kitchen, parking, etc.) is permitted. 2. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use. 3. Restaurants with patio seating as an accessory use, only within a front or side yard setback, but not in the public right-of-way. E. B-5 Use Limitations. 1. Lighting. a. Exterior lighting fixtures must be shielded wherever necessary to avoid casting direct light on any property located in a residential district. b. Avoid creating glare that may create a hazard for traffic on any public street. 2. No outdoor storage is permitted, except for display of goods for sale as a temporary use. (See Zoning Regulations, Section 7-102C.) 3. No outdoor operations or servicing of vehicles is permitted, except on vehicle sales lots.

4. Public buildings or land used by any governmental agency, including post offices and driver's license exam or motor vehicle registration facilities. 5. Public parking garages. 6. Recreation vehicle sales, repair services and supplies. 7. Self-service storage facilities, subject to the requirements of Section 4-107 of these Zoning Regulations. (See definition of SELF-SERVICE STORAGE FACILITY.) a. Exception: S igns permitted for the B-5 District are applicable. b. Landscaping and fencing requirements are not applicable. 8. Utility facilities, both private and public , including electric and telephone substations, gas regulator stations, pumping stations, standpipes, and water towers. 9. Vehicle repair services, excluding body repair and painting. 10. Vehicle sales lots, including associated outdoor display, storage and servicing of vehicles. 11. Other special uses not otherwise specifically listed as a permitted, special or conditional use, but which are in keeping with the intent and compatible with the permitted uses of the B-5 zoning district.
