C. MXI Special Uses: 1. Bulk sales and related storage of volatile, explosive or combustible substances, such as fuels, propane, fertilizers, anhydrous ammonia, fireworks, or the like, which are not accessory to a normal manufacturing process. 2. Event venues. 3. Public buildings or land used by any governmental agency, including post offices and driver's license exam or motor vehicle registration facilities. 4. Other special uses not otherwise specifically listed as a permitted, special or conditional use, but which are in keeping with the intent and compatible with the permitted uses of the MXI zoning district. D. MXI Conditional Uses: 1. Single-family dwellings as an accessory use to a business , when approved as a conditional use for circumstances related to the business operator. a. No alterations must be made to the exterior of the principal business structures which change their character. b. The space devoted to residential use must be completely separate from the business . No shared use of required facilities (bathroom, kitchen, parking, etc.) is permitted. 2. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use.

E. MXI Use Limitations: 1. Outdoor operations:

a. Only parking and display areas are permitted in the minimum front yard setback. b. Loading areas are not permitted in the front yard. 2. No structure must be used for residential purposes. 3. Employment must be limited to 50 persons on the premises at any time. 4. All buildings must be of a kind or character such that the entire frontage of the ground floor along the principal access street is to be used for office space or display or for wholesale or retail sales. 5. Lighting. a. Exterior lighting fixtures must be shielded wherever necessary to avoid casting direct light on any property located in a residential district. b. Avoid creating glare that may create a hazard for traffic on any public street. 6. There must be no emission of dust, noise, odor or vibrations which must be detectable as a nuisance beyond the property line.
