12. Research laboratories. 13. Wholesale businesses, storage warehouses.
118 I-I Industrial District A. Intent. This district is intended for light industrial businesses which are consistent with the capacity and availability of public and private utility services, and which do not require large amounts of land, generate large amounts of traffic, or create environmental problems in the way of odor, smoke, dust, glare, vibration or sound. B. I-1 Permitted Uses. 1. Any use permitted in the MXI District. 2. Agricultural feed, grain and fertilizer mixing , storage and sales. 3. Animal clinics or hospitals. 4. Building material production, storage and sales, including manufactured housing, lumberyards, & lumber mills. 5. Dog kennels and related pet shops. 6. Dry cleaning facility where processing of clothing is done on the premises 7. Furniture manufacture, assembly, and repair. 8. Light manufacturing (of products such as bicycles, furniture, paint, paper goods, shoes, sports equipment, office equipment, and the like) 9. Motor freight terminals. 10. Outdoor operations, display and storage.
a. Exception: Such businesses or warehouses which handle volatile, explosive or combustible substances (such as fuels, propane, fertilizers, anhydrous ammonia, fireworks, or the like).
C. I-1 Uses Not Permitted. 1. Acid manufacture. 2. Cement, lime, gypsum or plaster of Paris manufacture. 3. Creosote or tar treatment. 4. Distillation of bones. 5. Explosives manufactured including fireworks. 6. Fat rendering. 7. Fertilizer manufacture. 8. Garbage, offal or dead animal incineration or reduction. 9. Glue or soap manufacture. 10. Petroleum processing and refining. 11. Primary smelting of base metals from ore. 12. Stockyards or slaughter of animals. 13. Tanning, curing or storage of rawhides or skins.
a. Exception: Only parking and display areas are permitted in the minimum front yard setback. 11. Paint manufacture.
