Definido por el terreno, el partido general fue un edificio largo y angosto distribuido en dos núcleos verticales en los extremos, independientes, para servir a tres departamentos por cada uno. Uno de ellos, el más grande, da a la culata del edificio para así ganar tres orientaciones; los pequeños se ubicaron hacia el norte y el sur. La envolvente se trabajó como una “caja blanca” simple, regular y suspendida a la cual se adosó una rejilla cuadriculada de hormigón gris al norte y sur. En esta se desarrollaron balcones de los departamentos pequeños dentro del mismo plomo y ventanas de recintos secundarios. Se optó por este concepto de simplicidad para responder de la manera más neutral posible al entorno. Las perforaciones de esta caja son regulares y rítmicas en forma vertical, siendo balcón corrido al oriente y poniente (calle) y otras al interior de los departamentos, brindando una luminosidad interior intensa y regular. El concepto del edificio se planteó con departamentos en un piso con un programa simple, amplio y con metrajes mayores a los de edificios habitacionales similares. Los espacios interiores –como estar, comedor y cocina– se distribuyen en un solo ambiente de modo de acentuar esta espacialidad y amplitud, sumada al balcón que al estar al mismo nivel se incorpora al espacio. El concepto “evolución” alude a que estos departamentos pueden ampliarse en un dormitorio en el caso de los departamentos chicos y dos dormitorios en los grandes, gracias a muros de tabiquería.
The site determined the main concept: a long narrow building with two independent vertical cores at the ends to serve three apartments each. The largest units were placed at the head of the building in order to benefit from three different exposures. The smaller apartments were located to the north and south. The enclosure was designed as a simple, regular and suspended “white box”. A gray concrete square grid was attached to the north and south faces. Balconies for the small apartments were placed flush to this grid, as well as windows for the secondary rooms. This concept of simplicity was chosen to respond to the context in the most neutral way possible. The perforations of this box are regular and have a vertical rhythm with continuous balconies running to the east and west (to the street) and others within the apartments, providing a strong and even interior light. The proposed building concept is based on single story apartments with a simple and expansive program, with greater surface areas than similar residential buildings. The interior spaces –living room, dining room and kitchen– are joined together to accentuate this spatiality and breadth. The balcony, being at the same level, adds to the space. The term “evolution” refers to the fact that these apartments can grow an extra bedroom in the case of the small ones and two bedrooms in the larger units, thanks to soft partition walls.
