So, Your Spouse Doesn’t Want to Invest …

WHAT CAN YOU DO?

About 15 years ago, my secretary knocked on my office door and said, “Darin, John and Karen are here to see you.” John and Karen? The names didn’t ring any bells, but I followed her back downstairs anyway. A couple in their 60s was standing in the lobby. When I introduced myself, John told me he’d had an eye on my company for a while, and they’d walked in off the street

I get dozens of calls and emails from people (usually men) who want to invest in real estate but just can’t get their partner on board. Sometimes, they even drag that partner

Remind them: Just because your wife’s uncle Joe or your husband’s aunt Mary had terrible renters who tore up the place doesn’t mean that will happen to you. Then, try having the same conversation again in six months, a year, or even two years when you know a little more. You’ll get them in the end! You just started talking about this stupid idea a few years ago.” “See?” John said, “She never lets me do anything!” Karen rolled her eyes. “I DO let you do things, but there’s no way in hell I’m letting you do this .”

THE EXPECTATIONS BETWEEN YOU AND YOUR PARTNER DIFFER. Maybe you thought you would travel to see the grandkids more or even cross the globe, but your partner wants to start a home renovation project and adopt a pet. When your retirement arrives, and suddenly you’re not on the same page, a retirement coach can help. They’re an objective outsider who can help you find a middle ground and get the most out of your time without the stress of fighting. YOU’RE EXPERIENCING A ‘PURPOSE VOID.’ Some people only feel fulfilled when doing something productive, like going to work every day. If you feel like you need a goal to accomplish, a retirement coach can help you. They can pinpoint things you feel gratified by and find activities in your area, at home, or online to ensure you’re not stuck in a hopeless void.

What I Am Careful About When Investing in a Troubled Property

I just got some information yesterday on an apartment community that is currently “upside down.” What this means is the property is unable to pay its expenses, including its loan obligations. This COULD be a great project to purchase at a discount and own.

over one-half of the tenants at least a month late on rent. Let’s just say this can change the dynamics of the deal pretty quickly. So, make sure you not only get proof the units are occupied but also that rent is paid! 2. MAKE SURE YOU LOOK AT ALL THE UNITS OR ALL THE PROPERTY. Don’t fall for the line, “We can’t get in their unit; we do not have permission,” or “The unit is locked and I do not have a key.” Get one, dude. You do not need any surprises that will, again, cost you money later. This is the case NO MATTER HOW large the property is. 3. GET MORE THAN ONE LENDER READY TO FINANCE THE DEAL. If you require some type of financing, make sure you have more than one lender not only quoting the deal for you but working it, too. You not only never know when a lender will get cold feet at the last minute and back out on the deal, but you also could find a huge difference in terms.

For example, right now I am working on a re-do of a 120-plus unit project that I and our partners own. One lender is quoting us a 5.15% interest rate. Another lender is quoting a 6.55% interest rate. Another lender is at a 5.45% interest rate. Quite a difference so far!! There are many more “to-dos,” of course, and I just wanted to get some quick hits out to you this week. These are some of the items I covered today during our Heartland Investment Summit. If you missed it, we will be having another in September! Chiefly, make sure you use common sense and do NOT be in a hurry. Be in a hurry to get the property tied up and under contract, but do NOT be in a hurry to do your due diligence first. In any case, be prepared since many “troubled properties” will just want to dump their problems on you, and you don’t want that NO MATTER HOW GOOD THE DEAL LOOKS! –Darin

So, what do I do? Here are a couple of quick recommendations from me to you on what I do and what I recommend you do, too, when looking at apartment community investments or other income-producing real estate projects that are “troubled” or “distressed.” And this is the case whether you are an active or passive investor. 1. CHECK AND DOUBLE-CHECK OCCUPANCY AND BACK RENT BALANCES OWED! Hey, just because an owner has a 60%, 80%, or even a 100% full building does not mean 100% of the tenants are paying rent. I had a 150-unit project I was looking at a while ago that had

Darin and his family make a point to drive up to their lake house and attend almost every year. “You can get involved in everything from a cribbage tournament at the nursing home to snowmobile races and quad races on the lake or softball games on the lake. You name it, they have it all going on, and most of it takes place on the frozen lake somewhere and somehow!” Darin says. His family is partial to the Okoboji Winter Games Kite Festival, but they always hit multiple events — and you can, too. The 43rd annual University of Okoboji Winter Games will pop up on the lake from Thursday, Jan. 26–Sunday, Jan. 29 this year, so it’s not too late to plan your road trip or book a last-minute flight. After the chaos of the holidays, a weekend of good, old-fashioned fun and games might be exactly what you need. WHAT’S BEHIND THE GLOBAL PHENOMENON?

Quiet quitting occurs when an employee decides to not go above and beyond in their job duties, just doing the bare minimum. And it’s a global movement in workplaces around the world. Why? It might be an employee power move or simply a pushback to workaholism, whether it’s intentional or not. It also might be a pandemic-induced burnout or a decline in workplace satisfaction. But there’s more to it. Quiet quitting is a way that many employees create a healthy distance between managers and coworkers while they prioritize personal life, health, and happiness over work. In fact, according to a recent survey, 1 in 5 employees stated that if they could have a better work/life balance, they would be willing to take a 10% pay cut. This desire for a healthier balance between business and personal lives may be a big reason for the recent uptick in quiet quitting — some employees just don’t see the payoff in giving in to the hustle culture. To avoid quiet quitting from ruling your work, you must strike the right work/life balance, which will look slightly different for everyone. Be sure to understand your employer’s expectations while also understanding your needs outside of the office. This way, you can establish healthier boundaries to keep your personal and work lives separate and balanced.

In a culture that glorifies hustling and working your butt off, getting caught up in the rat race is easy to do, but it can be exhausting.

“Quiet quitting,” a newer trend made popular on TikTok, is known as rebelling against the hustle culture and not working endless hours until you’re drained every day. If you’re feeling a disconnect from your colleagues and/ or workplace, it may not necessarily mean that you’re lazy or unmotivated; instead, you may be engaging in this revolt without even realizing it.
