The land contains 288 acres± (subject to survey) and will be offered in 5 tracts. Tracts 1, 2, 3 & 4 are nearly all- tillable with the majority having quality Class A soils. METHOD & TERMS
Tracts 1, 2, 3 & 4 will be sold on a price per acre basis, based on either surveyed or taxable acres. Then Tracts 1-4 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any or all 4 tracts for their high bid. If the high bidder does not elect all offered tracts, then the remaining tract(s) will continue to be offered “Buyer’s Choice” until all 4 Tracts have been selected. We will then offer Tract 5 for a lump sum or total dollar amount. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before November 18, 2024. The seller will provide title insurance in the full amount of the purchase price and pay the 2024 real estate taxes, due and payable in 2025. Possession will be given at the time of closing to Tracts 1-4, subject to the removal of the 2024 crops. Buyer will take possession of Tract 5 at closing, subject to pre-existing lease rights through 2025.
