Step-By-Step Instructions

1. Visit the property website and click on the “Residents” tab at the top of the screen.

• Log in to the resident portal with username and password used when application was submitted. • Note: For the app, do not create a new account.

Setting up Payments

1. Login to the Website/App

• Open the website or Resident Portal app on device. 2. Navigate to the Menu

• Click on the three lines (also known as the hamburger menu) located in the top left-hand corner of the screen.

3. Click on “Manage Payment Accounts.”

4. Click "Add Payment Account"

5. Choose Payment Method

• Add a bank account or a credit card. Choose preferred payment method.

6. Verify Information

• Then a third-party website will propagate to verify your information. Follow the instructions provided on the third-party site to complete the verification process.

New Bank Account Verification:

Wait for Deposit

• For protection, new bank accounts must be verified before using to make payments. Yardi Systems will make a nominal deposit labeled “Bank Verify” into account in a random amount. Please allow 48 hours for the deposit to appear in personal bank account.

Note the Deposit Amount

• After the deposit has been made, note the amount that was deposited.

Verify Bank Account

• Log into Resident Portal, then click the “Verify” button next to bank account. • When prompted, enter the exact amount that was deposited. After completing this verification process, the bank account is now ready to make payments.

Setting Up Recurring Payments:

• Once account is approved, set up recurring payment. To set up a recurring payment, click “Set Up Auto-Pay.” • Note: One-time payments by credit, debit, or ACH can also be created from this screen. One-time ACH payments will also require the account verification setup as detailed above.

Configure Auto-Pay

• From this screen, find amount due, any current auto-pay in place, and the remaining amount. To add auto-pay, select payment account then enter auto-pay amount. Click “Set Up Monthly Auto-Pay” to finish.

How to set up auto pay

1. Select the Auto-pay Setup menu item.

2. Select the Payment Account.

3. Enter Start Date to begin Auto-pay.

4. Enter End Date to end Auto-pay.

• Note that for most student rentals, the last month's rent is paid in advance. A manual one- time payment for last month's rent, charged on November 15, needs to be made. Please refer to the lease to see if this applies.

5.Pay on Day; select day of the month payment will be made.

• We suggest selecting a day greater than statement date, but before payment due date to ensure payment is applied to account balance and to avoid late fees.

6. Enter Pay Amount. *

7. Hit Next button and a confirmation will pop up.**

8. Log in monthly to check the ledger and ensure that all payments, including those from roommates, have been processed to avoid fees. Utilities must be paid manually and are charged quarterly. Please refer to the lease for specifics.

*Note: Upon lease renewal, it is necessary to adjust the monthly auto-pay amount.

**Note: This confirmation does not guarantee that the funds were received by Three Sixty Real Estate Solutions. If bank account returns with non-sufficient funds (NSF, payment will be declined, and it will be resident’s responsibility to pay any NSF and late fees as applicable. Residents are responsible to have the proper funds available in account to make online payments.

Frequently Asked Questions

Is Auto-pay for me? Auto-pay ensures rent is paid on time each month, reducing the risk of late payments and associated fees. It provides peace of mind by eliminating the need to remember manual payments. Consistent timeliness can also positively impact credit scores if reported to credit bureaus. Is there a way to split auto-payments between roomates? On the Auto-Pay screen, there are two option dropdowns. Select Option 2: Share lease costs with roommates. It is also possible to pay various other charges. Why enter Max Payment Amount? This option protects from withdrawing more than the account balance amount expected.

Will a convenience fee be charged? If you have your bank account linked to make payments, there is no charge. When using a credit and/or debit card, the 3% convenience fee will be applied. Why does my payment have the “Pending” status? Payments may have a "Pending" status for one or two days. Additionally, it can take up to three business days for RentCafe to post payments to the account. Please allow sufficient time for payments to process. How do I edit or cancel Auto-pay? Edit and delete functions are available on the Auto-pay setup screen.
