“ he July auction proved that this is indeed a good time to be a pragmatist. Our present confused world is producing some very interesting property results. Diffident sellers are holding off marketing their properties until more settled times whilst low interest rates and a plethora of able buyers is still driving up prices on desirable Lots due to the general shortage of property. Quality is the keyword, however, and anything with little appeal is proving more difficult in the saleroom. With our usual eclectic catalogue for the July Sale discerning buyers were soon picking out the choice Lots and making offers prior to auction which, in my opinion, were in excess of what one would have been expecting in the actual saleroom. It was soon very clearly obvious that our clients would willingly snap up these handsome offers giving them certainty whilst the purchasers felt equally happy to have acquired properties generally in scarce supply. Nowhere was this more obvious than with the sale of a terraced house in Fairfield Road, Montpelier in need of work but in a property hotspot with a price guide of £500,000 selling prior to auction at £600,000 and also for a ten bedroom student HMO in Kingsdown with a price guide of £800,000 selling for £970,000! The July auction overall was great success and I confidently look forward to September and working with more pragmatists! T
