Every Sunday, I explore a different corner of Dallas and invite you to join me for Wanderlust Sundays on Instagram. The Park Cities are well known for many things—iconic Highland Park Village, tree-lined streets, and beautifully designed homes—but what often goes unnoticed are the parks that bring a quiet, grounding beauty to the community. This week, I want to shine a light on those spaces that deserve just as much appreciation. One park that has always had my heart is Lakeside Park in Highland Park. There’s something about this space—and others throughout the area—that feels like it holds the soul of the neighborhood. On sunny mornings before the Texas heat rolls in, you’ll find groups picnicking by the water, couples sharing quiet conversations, and people capturing meaningful milestones. It’s a favorite backdrop for everything from engagement and prom photos to weekend walks with loved ones. These parks offer more than just a pretty view—they invite us to slow down and connect with our surroundings.

And it’s not just the people who bring these parks to life. If you pause for a moment, you’ll notice the ducks—waddling along the banks or gliding peacefully across the water. Their presence adds a bit of magic, a quiet symbol of the charm and serenity these green spaces offer. I’m not discovering these places for the first time—I’ve known and loved them for years. But I want to share them with those who may not see them beyond the drive-by glances. These parks are an essential part of what makes the Park Cities so special: places where nature, community, and memory come together in the most beautiful way.

It’s not unusual to see photographers setting up at some of the most scenic spots in the Park Cities, capturing everything from family portraits to engagement photos. Flippen Park and Lakeside Park in Highland Park, along with Williams Park and Centennial Park in University Park, are among the most sought-after locations—each offering its own picturesque charm and ideal backdrop for unforgettable moments. With their lush landscapes and peaceful settings, these parks are more than just beautiful—they’re where memories are made and captured for a lifetime.

Recreation
Recreation is seamlessly built into everyday life in the Park Cities. Residents of Highland Park and University Park enjoy access to tennis and pickleball courts with a permit, along with the option to host guests. Prather Park will soon add to the mix, with four dedicated pickleball courts scheduled for completion in late spring 2025. Each town also offers a residents-only community pool, perfect for cooling off during the warmer months. Across the neighborhood, beautifully maintained parks and playgrounds offer inviting spaces to unwind, stay active, and enjoy the outdoors.

This edition of my playlist is dedicated to all the moms. The last Christmas I spent with my mom was in 2017, when she was unable to leave the house. Wanting to make it special, I arranged for the Austonettes, an all-treble a cappella group from Austin, to come and sing Christmas carols. One song, "Mama" by the Spice Girls, held particular meaning for us. It had come out while I was living in The Netherlands, and though the distance was tough, that song brought us closer together, making the miles feel a little less far apart. It’s a moment I’ll always treasure.

As spring ushers in new beginnings, Dallas real estate is showing clear signs of transformation. While the market isn’t as frenzied as years past, it's far from dormant. In fact, we’re seeing what many experts are calling a “balancing act” between cautious buyers and optimistic sellers. Homes are also sitting longer on the market—an average of 100 days from listing to closing—giving buyers more breathing room to make informed decisions. Price Adjustments & Market Dynamics The Dallas market is evolving, and with that comes a noticeable shift in how homes are priced and sold. Sellers are no longer holding all the cards—buyers are gaining leverage, and it's showing. We're seeing more listings with price adjustments, longer days on market, and an increased need for strategic pricing right out of the gate. This market isn’t about underpricing or overpricing—it’s about smart pricing, and sellers who adapt are the ones seeing results. Despite a more balanced playing field, affordability remains a central challenge in the Dallas market.
