In 2021, the Covid-19 pan - demic had an impact on prop - erty markets throughout the world. Unfortunately, many businesses feared the worst and others were and con - tinue to be concerned about their future. However, the industrial space sector in New Jersey has been strong and adaptable, thanks to the popularity of Amazon and companies that work in con - junction with Amazon shift - ing consumer spending from brick and mortar retail stores to online shopping. “Because Amazon became increasingly popular during the pandemic, it fueled the need for more warehouse space,” said David Zim - mel. “Other e-commerce companies were desper - ately searching for space to store and distribute online orders. In fact, as quickly as buildings became avail - able, they were sold due to our strategic and effective marketing.” A win-win for all when an e-commerce company finds the perfect building that encompasses environmental factors and pandemic considerations. As the demand for ware - house space has rebounded and skyrocketed, the need for office buildings and office space has evolved. Despite the pandemic, the office mar - ket was not weak. In fact, Zimmel Associates sold sev - eral office buildings in 2021, including the 36,000 s/f build - ing located at 1 Pluckemin Way in Bedminster and the 27,700 s/f building located at 100 Village Court in Hazlet. The twist with office space during the pandemic has been in the creative solutions enabling people to work to - gether, especially when leas - es have not expired. A hybrid office integrates in-person collaboration with remote work. Huddle rooms have replaced conference rooms in which a small quiet area within an office is designated, typically accommodating four to six people allowing them to join forces with each other and/or with those working remotely.
