Stonefield Engineering &Design serve as engineer on Village Center of Rochelle Park proj. Tulfra announces construction has commenced on Former AT&T site in Rochelle Park, NJ

OCHELLE PARK, NJ — Tulfra Real Estate announced that construction of a self-storage facility has commenced at Vil- lage Center of Rochelle Park, located at 120West Passaic St. in the township. The facility will be built on a 1.4 -acre portion of the 7.5- acre site. The engineer on the project is Stonefield Engineering & Design , Rutherford, N.J. The architect is Mancini Duffy , NYC. The construction manager is The Lane Group , Denville, NJ. Construction plans have been approved by the township. The four-story, 113,000 s/f facility will sit on the corner of Plaza Way and Fairfield Dr. The facility features 816 units in a variety of sizes, state-of- the-art security, and year- round climate control. In 2018, Tulfra Real Estate secured a $10.3 million construction loan from First Bank , Hamilton, NJ, to finance construction. "Self-storage facilities con- tinue to be an excellent way to bring jobs and tax revenue to properties otherwise sitting empty," said Sonny Jumani , president and partner, Tul- fra. "Demand for self-storage remains high in the area. The population count is over 225,000 within a 3-mile ra- dius, plus there are a large number of commercial and residential projects in our market. We are excited that construction on this project is finally underway." Tulfra Real Estate acquired the property, a former AT&T data site, in late 2018. The company has numerous plans for the site, including 160 luxury apartments, retail, and open space with a retention pond. Jumani said that the site's potential stems from its prime location. Village Center is di- rectly across from Unibail-Ro- damco-Westfield Garden State Plaza, one of the largest and most popular shopping centers in the tri-state area which at- tracts more than 20 million shoppers each year. The site is minutes frommajor highways, including Rtes. 17, 4, 208, I-80, and the Garden State Pkwy. and is 15 minutes from NYC, with public transportation into Manhattan close by. and will become a destination for many in Bergen County and beyond," adds Jumani. Village Center of Rochelle Park is one of several Tulfra redevelopment projects under- way, including a 20-acre, 180- unit rental apartment complex in North Haledon,NJ and the transformation of the former Roche Diagnostics property in Belleville, NJ, into a mixed use development including resi- dential, office, hotel and retail, the infrastructure is complete and tenants Wawa and an Ex- tra Space self-storage facility have taken occupancy.
