The Buccini/Pollin Group acquires One Tower Bridge

CONSHOHOCKEN, PA — Wilmington-based developer The Buccini/Pollin Group, Inc. (BPG) announced the purchase of One Tower Bridge, which closed on the acquisi- tion on Friday, March 31st. Located at 100 Front St. in Conshohocken, the 271,678 s/f class A office tower is situated along the Schuylkill River in the highly desirable suburban submarket of Philadelphia. Built and designed by Skid- more Ownings & Merrill in 1989 as the first major keystone project to establish the Con- shohocken class A office mar- ket, One Tower Bridge features classic, timeless architectural design, 360-degree panoramic valley and river views, and convenient tenant and visi- tor access with 799 available parking spaces onsite. Build- ing amenities include a fitness center with locker rooms and showers, an outdoor terrace, and a multi-purpose room. BPG plans to invest $9 mil- lion of capital improvements in the property which will improve the overall tenant experience throughout the 15-story landmark building. The improvements include garage and plaza renovations, common area restroom and corridor upgrades, ground level lobby enhancements, and exte- rior façade work. One Tower Bridge has been among the most stable of- fice properties in the region, having retained 65% of the tenants that leased space after initial construction 33 years ago. The Lichts’ represented the seller, 210 LLC, in the investment sale and 1031 replacement to the Jane K. Betz, Trustee of Jane Betz Living Trust. Jeff Licht previously represented 210 LLC in the lease of 210 Andrews to Fraser Optics. This purchase represented an investment opportunity. The sale price was not disclosed. 210 Andrews is a class A one- and two-story modern headquarter facility current- ly home to Fraser Optics, which utilizes the space for the manufacturing and design of binoculars and associated equipment.
