25. CLEANING

To ensure high standards of cleanliness at the end of each tenancy, we strongly recommend that before the first tenancy, professional cleaning is carried out throughout the property, including carpets (unless new). We would also recommend that the oven, hob and extractor are professionally cleaned by an oven cleaning specialist.

27. ENERGY PERFORMANCE CERTIFICATE (EPC)

For landlords who own a property that is rented to tenants, an EPC has been required by law since 01 October 2008 must be renewed every 10 years. The cost of the EPC must be met by the Landlord. The certificate should be available for a prospective tenant to view as soon as marketing commences.
