I/We hereby authorise Whites to act on my/our behalf in the management of the above property during the agreed letting period, to sign agreements, and to collect rents where due on my/our behalf. Proceed with repairs up to the sum of £200 without prior reference to the Landlord. I/We have read, understood and agree to pay by deduction from rental income, the management, letting, renewal, miscellaneous fees, VAT, expenses and basic rate tax where appropriate, as set out in our terms and conditions. Chartered Surveyors, Estate and Lettings Agents are now obliged to comply with the EC Money Laundering Directive. We have to verify the identity of all our clients. We will, therefore need copies of two forms of identification when you instruct us to let your property: a passport or new-style driver’s licence and a utility bill. Copies of these documents can be taken if you would like to call into the office. We will also need proof of ownership of the property being let – a copy of your land registry. I/We have made a ‘Payment on Account’ for £200 by debit card/bank transfer ** (delete as applicable). I/We understand that it will initially be used towards the cost of any pre-tenancy works on the above property (eg Landlord Gas Safety Certificate, EPC, cleaning etc). I/We understand that this £200 will continue to be held in Whites’ Client Account for the duration of their management of my/our property. I/We understand that it is being held in case of expenses arising between rental periods and that it enables Whites to pay contractors promptly without causing a debit balance*** on my/our rental account.

**Whites are regulated by RICS and must therefore adhere to their strict Rules of Conduct. One of these rules’ states that ‘The client account bank balance should not be overdrawn or for the cash book to show a negative position’. Whites therefore request this £200 stays in place to prevent such situations from arising.
