RLANDO, FL — Den- holtz Associates , a privately held, fully

integrated real estate develop- ment, investment and manage- ment company, has announced a long-term lease with U Roll Express for 1,716 s/f of retail space at their 100 East Pine St. office building in Orlando. The 1,716 s/f lease with URoll Express marks U Roll Sushi’s second location and will bring an exciting and in-demand ame- nity directly to the lobby of 100 East Pine St. URoll Sushi offers a wide menu of signature rolls and Thai specialties allowing for endless customization from their list of available vegetables, meats, sauces, spices, toppings and other great-tasting items. The restaurant will include a bright and modern design with seating for 42 people. 100 East Pine St. is an 80,000 s/f, six-story office building in the heart of downtown Orlan- do. Since acquiring the build- ing, Denholtz Associates has embarked on a $1.3 million renovation of the property including completely renovat- ing the building lobby, recon- figuring and modernizing the building’s common corridors and upgrading the mechanical systems. These renovations were completed in October of 2017. Improvements to exterior and interior features including a new office awning, painting of the exterior of the building, lighting of the building crown and new elevators are under- way and slated for completion in the first quarter of 2018. “Gone are the days when a landlord could answer ten- ant’s desires for dining options through providing a grab-and- go cafeteria with saran-wrapped sandwiches and bottled soft drinks,” said Kristine Hurl- but , senior vice president of leasing at Denholtz Associ- ates. “Today’s tenants demand unique, high-quality dining options when they are seeking new spaces for their businesses. In recognition of this trend, we have made a concerted effort throughout our portfolio to add amenities, like U Roll Express, that enable us to position our spaces in accordance with the demands of the modern tenant to maintain high occupancy.” Bobby Palta of CBRE, Inc. represented Denholtz Associ- ates and Stephen Leo of Atlas Affiliated represented the ten- ant in the U Roll transaction. n
