On Your Doorstep AWARD-WINNING INTERIOR DESIGN

IN THE COUNTRY &TOWN Welcome to

Creating the inspiration to move

“bank of mum and dad” help, lifetime gifting, or formalised early inheritance — reduce the reliance on high loan-to- value mortgages and make deposit hurdles easier to clear. The effect is twofold: it expands the pool of creditworthy buyers and accelerates purchase decisions which, in aggregate, sustains transaction volumes even when headline policy risk rises. That is not to say the market is immune to policy risks. A well-designed tax can change behaviour, affect certain segments more than others (for example, second-home owners or buy-to-let investors), and feed through to prices over time. Policymakers who want to raise revenue from housing will face trade-offs: higher levies can bring short- term receipts but risk dampening activity, reducing churn in the market and potentially depressing values — outcomes that are politically and economically sensitive. For now, however, the combination of robust employment, available mortgage credit, and intergenerational financial support has helped keep UK residential sales resilient. The November budget will matter — the details will shape incentives and the distributional effects — but the market’s current health reflects deeper household fundamentals and longstanding social behaviours that mere speculation about taxes has not, at least yet, overturned. For the fiscal and political debate that follows, the prudent course is clear: policymakers should balance legitimate revenue needs with the real-world consequences of housing taxes on affordability, supply and family finances. Meanwhile, families and buyers, ever inventive, will continue to find ways to adapt — and that adaptability is the clearest reason the housing market has remained more robust than the headlines suggest.

Sound Fundamentals Keep The Uk Housing Market Buoyant — Even As Talk Of New Property Taxes Rattles Nerves As the government prepares to outline its fiscal intentions in the November budget, speculation about new property- related taxes has dominated headlines. It would be easy to assume that a policy surprise of that kind would cool activity and tip buyers back into the wings.Yet the reality on the ground in the UK’s residential market tells a different story: employment remains strong, demand is resilient, and a longer-term structural shift — parents transferring wealth earlier to help younger relatives onto the ladder — is quietly underpinning transactions. This market resilience is reflected in the fact that at McCarthy Holden, house sales are performing very well so far in September.Talk of potential new property taxes can create short-term noise, but buyers and sellers price risk into decisions. Many buyers work to live and enjoy life and their money which they have worked hard for, and this could be why savvy buyers are securing their dream home and living life. It goes to show markets are forward-looking and nuanced. Wider issues are contributing factors, such as the labour market matters. For most households, the ability to commit to a mortgage or to trade up depends on steady pay cheques and confidence about job security.Through recent shocks to the global and domestic economy, the UK labour market has shown notable resilience. Continued employment and income stability give prospective buyers the confidence to proceed with purchases rather than delay in anticipation of fiscal changes. In short: when people feel secure in their jobs, they are more likely to make big financial commitments such as buying a home. In addition, demand dynamics have been reshaped by intergenerational support. Over the last several years a growing number of younger buyers have been enabled to buy by gifts, loans or early inheritance from parents and grandparents. These transfers — whether framed as

SHOWBIZ TV King Conqueror ‘It’s about two friends who became adversaries’: James Norton on his new historical drama King & Conqueror By Lynn Rusk, PA In 1066, the Norman invasion and the Battle of Hastings reshaped the course of British history. Edward the Confessor’s death sparked a succession crisis, with three contenders for the throne: Harold Godwinson,William of Normandy, and Harald Hardrada.

The decisive battle at Hastings ended with William the Conqueror’s triumph over Harold, crowning him the first Norman king of England.

Although this pivotal chapter is a staple of school history lessons, it has received surprisingly few on-screen portrayals. King & Conqueror, an eight-part historical drama starring James Norton and Nikolaj Coster-Waldau as Harold Godwinson and William of Normandy, aims to change that. Norton, 40, who has also co-produced the series says: “1,000 years later so much of our language, our legal system, our philosophy, our art, it’s all underpinned by this massive moment in history. “So it’s kind of astounding that no one’s told this story before and I think that we certainly felt that throughout the telling of it. “I almost couldn’t believe that we were the ones who got this incredible privilege to tell this story, which is a big, epic moment in our history lessons.” The series follows the lives of Harold and William and their respective wives Edith Swan-neck portrayed by Emily Beecham and Matilda of Flanders played by Clémence Poésy in the years leading up to the Battle of Hastings.

“I’ve never put so much time and work into one project, I don’t think in my whole life.”

Game Of Thrones star Coster-Waldau says “We know the consequences of what would happen without William the Conqueror, we probably wouldn’t have King Charles III today. “It’s such a compelling story about these two men who at first you think that could be the beginning of a beautiful friendship, and then it becomes something quite different. “I didn’t know anything about this history, and once I started doing my research and reading about it, I was really surprised by how different Europe looked back then and the influence of the Normans and the Vikings, how great that was at that time. I love history, I find it very interesting.” The 55-year-old Danish actor, who also directed an episode, says he was happy to bring his on-screen battlefield experience from playing Jaime Lannister to the series. “The good thing about having experiences is, you can work with the stunt team, I can suggest stuff. I’ve done this my whole career,” he says.

King & Conqueror portrays the pair having a tumultuous relationship who begin as friends before becoming foes.

Photo: Eddie Marsan as King Edward and Nikolaj Coster-Waldau as William

“What was really exciting when this idea was conceived was that, while most people know about the battle, far fewer know about the 20 or 30 years leading up to it, when William and Harold were actually friends, and their lives were intertwined through their wives, Matilda and Edith,” explains the London-born actor. “They had this twisty, turny story, and these relationships and these people falling in and out of love, and at the heart of it are these two men who became friends and then adversaries. “That piece of history, I think I and most of the people don’t know anything about, so that’s why we’re so excited about the show, because it’s the first time.” Norton, who is best known for his portrayal of Tommy Lee Royce in BBC drama Happy Valley, says he has never put so much work into a single project before. “We’ve been developing this for over seven years. I think we worked out that the idea originally came to us in 2019, and it’s the sheer amount of time, work, blood, sweat, and tears that have just gone into it,” he says. “I was over every draft, every note session, every twist and turn in the kind of tone, story, and character-building of this world. The stakes are high and they’ve never been as high.

“I know how to do it. So that just helps in terms of finding ways to make the fights unique and personal in style, so we avoid generic fighting if [we] can.

“It’s just about using your experience to be as helpful as you can.”

Eddie Marsan, who stars as Edward the Confessor in the series, says he knew very little about his character beforehand but was drawn to his religious obsession.

“I find people who have a kind of religious obsession fascinating,” says the 57-year-old London-born actor.

“So I was really interested in playing that. He had a lot of faith and a lot of fear, those two things and the dichotomy of those is what attracted me to playing him.” “In this story he is so powerless which I found really interesting. I’m a member of the British Humanist Association. “But I find religious thought fascinating, of why people believe what they believe, and why they choose that narrative. “And he was choosing a narrative, I believe, and I don’t think it will be all religious people [who] do it, but Edward in this story is choosing a narrative based on desperation, and that is fascinating.” Marsan jokes that he thinks King Edward was possibly asexual and would have chosen to be a monk if he hadn’t married. “You’ve got James and Nikolaj and they’re sexy and macho and then there’s this asexual man in the middle who can’t make his mind up. I think that makes great drama.”

“It’s about men’s pursuit of power, and when ego gets involved, it can be a very dangerous pursuit,” adds Norton.

“So not only did it feel absolutely, very important, vital in terms of looking back and honouring this moment in history, but also it feels a very relevant story as well.”

King & Conqueror is on BBC One and BBC iPlayer.

FINANCE Inheritance tax Inheritance tax explained and why it might be changing By Ella Walker, PA Inheritance tax is something you don’t often have to grapple with until a death in the family. But grasping the basics can be financially savvy, especially as the autumn budget is expected to bring about some changes. “Inheritance tax is one of those areas that is always under the spotlight, and it seems to be a popular point of discussion at the moment,” says Reme Holland, financial planning partner at accountancy firm Albert Goodman.“We’ll see what happens in October, November time, but I would always say, don’t make any rash decisions. Seek advice first before you do anything.”

How does inheritance tax currently work?

“Every individual has a nil rate band of £325,000, which means you can have assets worth up to £325,000 and not be liable for any inheritance tax (IHT),” explains Holland. It’s only on assets that exceed this that you have to pay inheritance tax, which, as standard, is 40% over the threshold.

Are there any exemptions?

Yes, particularly if you’re married or in a civil partnership.“A spousal exemption means that a husband and wife [for instance] could leave everything to each other, and no inheritance tax would be due,” says Holland.“It would only be due on the second death, at which point both those allowances [of £325,000] could be combined.” Other exemptions include “business property relief and agricultural property relief if you’re in farms and estates” and for those leaving their estate to a charity or a community amateur sports club. “There is another exemption called the main residence nil rate band, which is a further £175,000 each for married couples,” adds Holland.“One of the conditions for having that extra allowance is the property has to be left to direct linear descendants, so children and grandchildren.”

What about gifts?

Gifting is where things get more complicated.“In most circumstances, there is no inheritance tax due on the value of gifts given seven or more years before you die. However, if you die within seven years of gifting money or another asset from your estate, then your loved ones may have to pay inheritance on the value of those gifts,” explains Claire Exley, head of financial advice and guidance at Nutmeg.“How much, will depend on when you gifted the asset and its value.” This is the inheritance tax relief taper.“If you die within three years of gifting money or assets, the IHT rate will be 40%, this rate decreases each year, eventually reaching 0% if you survive for seven years,” says Exley. There are rules about how much you can gift too – around £3,000 in a single tax year, with as many smaller gifts, up to £250 per person, also allowed. Birthday and Christmas presents are exempt.

Continued on following page >

66 | mccarthyholden.co.uk

mccarthyholden.co.uk | 67

Also, you can’t request gifts back.“If you are making a gift, you need to give it absolutely and not retain any benefit,” says Holland.

“If there is going to be an inheritance tax, and you want to retain a family home, you could look at an insurance policy to pay the cost,” he adds.“You might want to ask your children, if they’re beneficiaries, to pay the cost of the insurance rather than yourself.” He also suggests reviewing your will to make sure it “accurately reflects your assets”. Exley says you can consider making regular payments to loved ones too.“There is no limit to the value of regular payments you can make to another person, for example if you’re helping with their living costs,” she notes.“These are known as ‘normal expenditure out of income’, but it could include things like paying rent or a mortgage for your child, contributing to a savings account or Junior ISA for a child under 18 or providing financial support to an older relative, perhaps to help with care costs.”

What two potential changes are being proposed?

“One of the things the government has mooted over the summer is putting a cap on how much can be gifted, and that cap could be somewhere between £100,000 and £200,000,” says Holland. The second change the Government has talked about is removing the taper.“So if you died at any point during those seven years, the full 40% IHT would be chargeable on the value of that gift,” notes Holland.

What could this mean for individuals?

Don’t forget to live your life

“In the grand scheme of things, these two changes to the value of lifetime gifts would affect those on the high end of wealth. The everyday person wouldn’t be impacted by a lifetime cap on gifts,” reassures Holland. “However, if you couple these with some of the changes that are possibly coming into effect over the next two years, such as the treatment of pensions, and also, if you’re a business owner, it then might start to have an impact on more people.”

“The most important thing is looking after yourself, making sure you’ve got enough money and assets to do all of those things you wanted to do. I appreciate wanting to help family, but don’t compromise on your own retirement because you’re trying to beat a tax – life’s for living,” says Holland.“Enjoy your money. You’ve worked really hard for it. There is another exemption called the main residence nil rate band, which is a further £175,000 each for married couples,” adds Holland.“One of the conditions for having that extra allowance is the property has to be left to direct linear descendants, so children and grandchildren.”

What can you do to prepare?

Holland recommends looking at your finances and speaking to an independent advisor so you’re informed about your options and can decide “whether there’s any scope to use surplus assets to make gifts” earlier.

INTERIORS Smart Smart home chic: Functional furnishings with a nod to tech By Sam Wylie-Harris, PA It’s safe to say, smart home technology is going from strength to strength – and with this, fashionable furnishings and decor to inspire you… and want to luxe up your life. “As people spend increasingly more time in their living rooms, expectations of how our furnishings actually function, is slowly changing,” highlights Gisela Lancaster, head of buying, Sofology. For many people, she says the central role of furniture has shifted from purely stylish, comfortable seating, to an investment of multifunctional sofas that offer style.“As well as delivering on personalised comfort and convenient tech.”

The smart sofa

Perhaps it’s due to an increase in people working from home, or rise in popularity of listening and media rooms, but this year alone Lancaster says they’ve seen a 44% uplift in sales of sofas with additional tech features such as heated seats, fridges, smart consoles and speakers. “Of course this isn’t to everyone’s taste, but growth within the smart sofa category has been consistent since 2023,” says Lancaster.“Cinema-style sofa sales have increased approximately 75% year on year.”

Look out for ranges which appeal to the style-conscious designer…

Think a level of ‘smart chic’, she suggests, that will appeal to a wide range of tech and interiors fans. Sofas with advanced touchscreen control panels which allow users to manage music via Bluetooth, recline and adjust headrests with ease – and manage seating temperature with a single swipe of the screen. “Elevating your living space with first-class convenience, quality craftsmanship and standout style suited for modern living,” underlines Lancaster.

“Shaker-style furniture, normally associated with cottagecore chic, can be built to seamlessly house the latest smart TV; supported by stylish shelving and textured feature back panels, all brought to life by subtle shelf lighting,” suggests Hutcheson. And as we head into autumn, integrated fireplaces are a sought after, eye-catching centrepiece… Think 3D and 5D realistic flame effects enhanced by lighting, and customisable fuel beds with a range of options to control the temperature… blending function with flair.

for mood, focus and sleep.

The smart bed

For example, lighting can subtly shift to a cool, daylight tone in study areas during after-school homework time, explains Miller.“Then gradually transition to warmer hues in the evening to help wind down and support healthy sleep.” Combined with circadian lighting principles, she says AI integration makes it easier than ever to maintain a consistent rhythm during busy school weeks – without constant manual adjustments.

“A new trend within the world of biophilic design, ‘circadian lighting’ uses technology such as dimmer switches, colour-changing bulbs and automated schedules, to produce artificial light that mirrors the natural rise and fall of the sun,” explains Miller. “Helping the whole household transition smoothly back into routine.” Even better, she says this smart technology integrates seamlessly into existing decorative fixtures “meaning you don’t need to comprise form for function.” “Within your existing scheme, implement this tech to create morning light that is bright and energising to help kick-start the day,” suggests Miller. “And use softer, warmer tones in the evening to promote relaxation – and prepare the body for rest by supporting melatonin production.” She says AI-powered lighting systems are also stepping up as families return to school routines.“These intelligent setups go beyond simple timers… they learn household habits and adjust brightness and colour temperature automatically, to support concentration, alertness and rest.

Why limit yourself to a smart sofa, when you can double the pleasure with a smart bed? Especially when you consider the average person spends a third of their life in bed, you may as well unwind in style by enhancing your library of movies with a smart TV integrated in the footboard. With various functions such as controlling the TV lifting mechanism with a wireless remote, smart technology connecting you to streaming services; along with the most comfy viewing position and range of upgrades, it’s a haven for unwinding.

Media wall fireplaces

As we ease ourselves back into the busy back-to-school phase of streamlining schedules, organisation in the home is key, underlines Rachal Hutcheson, national retail manager, Sharps. Even so, stylish and functional spaces often converge with an abundance of laptops, devices and gaming consoles that resemble a world of wires, notes Hutcheson. For those not lucky enough to have a home office space or cinema room, she says a media wall helps integrate the most advanced tech in a bespoke design; appealing to both modern and traditional tastes.

Circadian lighting

As Mara Rypacek Miller, founder of Industville, points out: “Getting back into the swing of things after the summer holidays can be tough. “Disrupted sleep patterns, shifting schedules, and increased screen time all take their toll – especially on our circadian rhythms.” However, she says a thoughtfully designed lighting scheme with cleverly integrated smart technology, can do wonders

GARDENING Dye Plants to grow for dyeing your clothes

By Hannah Stephenson, PA

The rich colours of plants go much further than the garden – if you grow them for dyeing.

The way plants and fungi are inspiring a new wave of sustainable design is at the heart of Material World, Kew’s first-ever fashion and textile-focused festival this autumn, in which artists, designers and horticulturists join forces to champion a greener future for fashion. “Plants are not just an accessory for dyeing. For most of human history, they were its foundation, creating not just colour but cultural meaning, economic power and material identity,” says Carry Somers, co-founder of League of Artisans and author of The Nature of Fashion (out Sep 16). “All you really need to begin are simple tools: stainless steel pots, a good heat source, and a little patience,” says Kate Turnbull, founder of natural dye house The Secret Dyery and co-creator of Threads Of The Canopy, a large-scale textile dye map of Kew Gardens for Material World.

“My advice is always to forage or grow responsibly, only take what you need, leave plenty for nature, and work with plants that are safe to handle.”

Turnbull offers the following simple guidelines for dyeing textiles.

1.Always use natural fibres such as cotton, linen, wool or silk, as synthetic fabrics won’t absorb dye in the same way.

2. Preparation is key: fabrics must be scoured (thoroughly cleaned) and then mordanted with a dye fixative such as
