Why I Prioritize Availability Ready When You Are

When you are passionate about what you do, it sets you apart from those who are just going through the motions. I thoroughly enjoy my work, and I often find myself wanting to continue working for my clients as much as I can. The best way I can continue to provide my clients with the best service possible is by being available to them, whenever they need me. This means being dedicated and responsive to my clients’ calls and inquiries. I believe that being available, both during traditional “business hours” and afterward, is the most valuable asset a Realtor can provide for their clients. The Importance of Availability I emphasize being available — seven days a week — for my clients. It’s one thing to say, “Here’s my number. Call me anytime,” and another to actually mean it. Because, for a lot of professionals, when they get a call on the weekend, they often won’t return it until Monday morning. In many industries, that may be fine. They may be able to afford to take that time to relax, have fun, and not prioritize their work. However, as far as I am concerned, when it comes to real estate, being available some of the time just does not cut it. As a Realtor, in order to offer the most value to my clients, it requires that I be available for them, both during “business hours” and “off hours.” The Client’s Perspective It doesn’t matter if it’s late on a Saturday or Sunday evening, if I get a call, I will answer it. I do it because I understand what it is like to be on the other end of the phone. Buying a home is one of the most rewarding experiences a person can have, but due to its importance, it can also be one of the most stressful and trying times as well. I understand that, for my clients, closing on a property is always at the top of their mind. If they need to talk to me for five or 10 minutes on a weekend, so be it. The peace of mind I can provide is well worth going out of my way during “off hours.”

Work-Life Balance Of course, this dedication to my work does come with its own challenges. Sometimes, during those off-hours, my family will want me to be more present, or to spend time at a movie or another activity. But they also understand that being a Realtor means being there when you are needed, whether that means touring a home or taking a phone call. I enjoy recuperating after a long stint of work with a few days at the lake. However, even when I’m on vacation, it’s not like I unplug entirely. Many agents will have others fill in for them when they’re off the clock. For me, however, I prefer to have my phone in my pocket to help my clients whenever that help is needed. It’s the least I can do to help you acquire the property of your dreams.

Different Buyer, Different Perspective

What Makes a Property Perfect for You

In my time as a Realtor, different clients will have entirely different perspectives on what makes a property attractive to them. Depending on your situation, your opinion of a house or piece of land can vary significantly. Different categories of people may prioritize different aspects of a property, but all of them have valid

reasons to consider the other points of view. For now, we are going to discuss what is most important for four types of buyers: families with kids, business owners, snowbirds, and leisure-seekers. Schools and Space For families with young children, they may be heavily invested in the quality of the school district they are moving into. On the other hand, if the client is a business owner looking for an area to park their equipment, they are less concerned with obtaining a proper education for their excavators and more concerned with ensuring they have the space necessary to store them. Regardless, school districts have importance outside of the quality of education available to your children. A good school district will add value to your property over time. Whether you are purchasing a townhouse or a

warehouse, you should always consider the appreciation of your property’s value over time. Leisurely Living Snowbirds and leisure-seekers may seem similar from the outset, but when it comes to selecting a property, their perspectives differ significantly. For snowbirds, who are only going to be spending a portion of the year in the area, they are often looking for a home with lower costs of maintenance and closer to local businesses and amenities. Leisure-seekers, on the other hand, often want a home ideal for active vacations, with an outdoor pool, hot tub, and other means of recreation. Whatever your situation, each viewpoint comes with valid concerns and desires when it comes to property. We can help you find the property with the right balance of suitability and investment potential.

Easy Hacks to Turn Your Bathroom Into a Serene Escape SPA DAY ON A DIME

Everyone deserves a little pampering, but you don’t have to make an expensive trip to the spa to treat yourself! With a bit of creativity, you can transform even the smallest bathroom into a personal oasis without straining your budget. Get ready to relax with an at-home spa day using these cheap bathroom decorating hacks. Add Plants Bring life to the space by adding fresh plants or flowers. Plants bring in natural elements and a serene feel while also cleaning the air in your bathroom. To maximize limited space in a small bathroom, hang plants from the ceiling or use ledges. This is an easy and inexpensive addition that instantly elevates the room. Use Matching Bottles Keeping things clean and cohesive is the key to creating a soothing salon feel in your bathroom. Find attractive, matching bottles

to hold your shampoo, body wash, and other beauty care products, then create beautiful labels for them. You can go further and store your mouthwash in a glass decanter. Decorate Your Tub If you have a bath, turn it into a luxury experience by adding a chic wooden bath tray or caddy. Load the tray with your favorite beauty products, soaps, candles, and a favorite book. These are small and compact, so you can leave them displayed while not in use or stow them away until you’re ready for a soak. You can also add a bath mat to the tub for a splash of color, texture, and comfort. Spruce Up Shower Curtains The shower can dominate the space in a small bathroom, so make your shower curtains an eye-catching focal point. Use curtains that feature soft colors, a cool design, or interesting textures. You can also

use two curtain panels instead of one to highlight the shower fixtures and frames.

With these budget-friendly tips, your bathroom will look so good that you’ll enjoy pampering yourself under your own roof. Creativity and design can go a long way in creating an at-home spa without spending a fortune. Go ahead, treat yourself!

If you are looking for a tried-and-true method of earning passive income — money that requires little time or effort — then you should consider investing in real estate. Unlike the stock market, real estate investment can earn you guaranteed returns on a regular basis through residential, commercial, and vacation rentals. After sufficient investment, the income you earn from your investment properties can even supplant your primary source of income and become a sure-fire strategy for generating wealth. If you are considering investing in real estate, here are some helpful tips to consider. Start Small When starting off in real estate, it’s best to begin with a smaller property that fits into your budget rather than staking it all on a more expensive, high-risk property. While there are many types of investment properties available, the type of property you should focus on first depends largely on your location, means, and abilities. Sure, renting out office space can be lucrative, but it’s also expensive when starting out, and is prone to instability based on the strength of the market. Real estate investment, on the other hand, is much more likely to earn you money in the short- and long-term. Your tenants can help pay off your mortgage, allowing you to earn back your initial investment over time. Vacation properties, in hot tourist destinations, can also be a great way to earn income, though you will likely be competing with a number of other properties for the same tourists and travelers, requiring significant upkeep and investment to make it work. Professional Help Finding the right properties to invest in requires a trained eye and no shortage of research. For the best results, it’s important to consult with real estate agents for advice on the right properties, locations, and markets to break into. If you are looking for help breaking into real estate investing, then I would be happy to help!

Start Strong This Upcoming School Year

BACK TO SCHOOL

Tips for a Successful First Day of Class

Getting a Head Start According to research by the Center for Economic Security and Opportunity, students lose as much as 25%–30% of the knowledge they accumulated the previous school year over summer break. Reading and math skills are particularly affected and see the highest regression rate. And the higher the grade level, the more students are likely to forget. The best way to combat this summer slump is to keep learning. Reading books and practicing arithmetic at least three times a week will help kids maintain what they have previously worked so hard to learn. Shopping Spree Students also want to come to school prepared! Shopping for school supplies is a great way to get everything they need for the year ahead, including a snazzy

With summer break tragically ending (as it does, sadly, every year), it is time to get back in the groove and prepare for the new school year. If you want to help your kids get over the first-day jitters and start out strong, employ these tips to make their first day back at class so successful that others will want to study it.

new outfit for the first day, notebooks, organizers, and favorite brands of pens and pencils. It’s also important to write names in notebooks to make them easier to identify if they end up in the lost and found! Mental Map No one likes getting lost. Whether returning to the same school as last year or heading into a new environment, finding one’s way can be daunting. If your kids arrive at school early, they can figure out where each class is and plot a path beforehand. Getting a feel for where they need to go throughout the day can be a great way to help them feel more prepared and comfortable. Many schools also have physical maps, which can be a great resource to store in a backpack if they ever feel lost.
