Andrew Morgan MBE Andrew is one of the most respected and well known estate agents and auctioneers in Bristol having spent a lifetime in residential agency and on the auction rostrum and is recognised as one of the most experienced provincial auctioneers in the country. His knowledge of property is second to none which is invaluable to one of the fastest growing agencies in the region. His love of Bristol and his obvious concern for others has led him to be involved in a huge number of charitable events throughout his career raising thousands of pounds by his entertaining charitable auctions. For this work he was awarded The MBE in The Queen’s Birthday Honours in 2013. He is chairman of several charities and is advisor to many others regarding property matters. He is currently actively involved in projects with St Mary Redcliffe church, All Saints Clifton and Clifton Village BID and other organisations in Bristol.

Olly has worked in Estate Agency since 2003, beginning his career as Andrew’s junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. Olly then founded Hollis Morgan with Andrew in 2010. Having been brought up in Clevedon his

family moved to Bristol in the early 90’s where with his two brothers he attended Clifton College. As a gap year after school he worked as a swimming pool salesman in Oxford before moving to Cardiff to complete a

Marketing Degree before moving back to Bristol to start his career in property.

Four essential things to prepare for an auction • solicitors • survey • finance • ID Auctions offer a whole range of different and exciting property opportunities - why not see what is on offer? It may seem a daunting process to buy in a saleroom but if you follow these guidelines it is a very straightforward and enjoyable process. Do not be afraid to ask for guidance from us - we are there to help you. Can I attend an auction to see what happens? An auction is a public event you are most welcome to attend. We recommend that anyone thinking of buying by this method attends auctions in order to familiarise themselves with the process. How do I find out about new properties? Join our mailing list by either calling the office or send us an email via our website. How do I view the property? Viewings will be arranged and times published. You can view at these times without making an appointment. Arrive early to take advantage of the maximum viewing time. What is a price guide? An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price

Will I need a deposit? You will need to bring a cheque or bankers draft to the auction for the deposit of 10% of the buying price (minimum £2,000) which is payable to our client's solicitor. First time buyers…

Good news, Halifax recently confirmed that there were more First time buyers last year than since 2007, over 335,000, in fact. This is vital for the market as there are slightly less clients taking on Buy to Lets, at the moment, and we need someone at the bottom of every chain. The bad news for them is that the average price has broken through the £200,000 barrier for the first time. The scary thing, as a parent, is that the average deposit now is over £32,000!! Very low interest rates, especially with a 10 – 15% deposit, or more, are a major factor, along with high employment and high rental costs. Also, I still believe we are very much a nation of Home owners and have confidence in property as a long-term investment. Landlords There are now believed to be over two million buy-to-let landlords in Britain as the popularity of residential property as an investment has grown very quickly. Many will be affected by the changes the Government have made to taxation of rental income, which comes in over the next 4 years. The lenders response has been to amend their rental calculators, which restricts the lending for buyers and re-mortgages alike, especially for higher rate tax payers. Often this means that a larger deposit is required, to make a property “fit”, also a discussion with a friendly accountant is

Whilst there has been some evidence of the ‘Brexit’ effect amongst one or two larger investors and developers, in general, the property market has held together and confidence has remained strong in the auction room, a true thermometer of the state of the property market.

2017 will be another unpredictable year with the long Christmas holiday giving people time to reflect on the future of post Brexit Britain. My own views are that for vibrant provincial centres the market will continue to see steady growth, remembering that interest rates are low, there is a dearth of new homes and basically people need to continue to move for a multitude of reasons thus driving the market forward. In addition I can see the investment market continuing to prosper as, investors seek safe and secure places to invest their money with a higher return than many other investments currently offer. Larger development projects and houses for the super-rich may well linger on the market while the details of the EU withdrawal terms are negotiated, so some secondary quasi- commercial properties may well present good investment opportunities for a sharp eyed investor. In general I see no reason other than to greet 2017 with a huge degree of enthusiasm when the property market may have some interesting twists and turns but overall I predict a time of reasonable growth.”

One of the joys of an auction, of course, is the range and type of property that can come to the market from suburban family homes, city townhouses to rural retreats, commercial investments, garages parking and land. 2016 has seen salmon fishing estates, banks, squats, police stations, magistrates courts, bakeries, chapels, coach houses and our first telephone repeater station! Although many people regard the future as uncertain there is no doubt that the continued housing shortage combined with low interest rates and the security of property as an investment will keep confidence in the market and although spectacular price increases may be unlikely a steady property market seems to be the most likely scenario for 2017.”
