Processing A Loan Processor will work closely with your Mortgage Loan Originator to verify your employment, assets, and credit history, and gather all the information needed for underwriting. Please remember to provide any requested documents within 24 hours to keep the process moving!

You’ll likely need to provide the following documents to satisfy regulations enacted to protect consumers. • Tax returns and W-2s for the last 2 years • Most recent pay stubs for 1 full month • Bank statements for last 2 months • Retirement/401k statement for last 3 months • Social Security card and driver license • Lease agreements, if you rent property to others

Underwriting An Underwriter will review your file for credit approval. They might request additional documents.
Credit Approval At this time, your loan has been conditionally approved, pending receipt of additional requested items. Your file will go back to Processing for gathering of conditions. Remember – response time is important! Resubmission & Final Approval Most loans are resubmitted to underwriting before final approval. This should be expected as a normal part of the process. This is the final stage of your loan before closing, and documents are being prepared for the final Closing Disclosure. 4 Closing You and your Title Agent will schedule a convenient time for your closing. Your Loan Processor or Mortgage Loan Originator will tell you the amount needed for closing. You will either wire funds or bring a cashier’s check made out to your Title Company or Attorney’s office. Once the loan is funded, you’ll receive the keys to your new home. Congratulations, homeowner! 5
