BLUFFS & THE SENIOR CENTER

IS THAT A BLUFF IN MY BACKYARD?

If your property has steep slopes, it may be considered a bluff. A bluff is defined by a rise of at least 25 feet and a slope average of 30 percent or greater. Slopes less than 18 percent over 50 feet distance shall not be considered a part of the bluff. When a steep slope meets the definition of a bluff, a bluff impact zone is established to further protect the integrity of that bluff. The bluff impact zone is considered the bluff itself as well as the land located within 20 feet of the top of the bluff. Like the bluffs themselves, bluff impact zones are also subject to additional regulations for vegetation management and construction activities.

Removal or alteration of vegetation within a bluff impact zone is prohibited except for limited pruning and trimming of trees. This work must receive approval from city staff. Clearcutting within a bluff impact zone is never permitted. This protection prevents erosion, maintains natural character and protects water quality and wildlife habitat. Proper vegetation management is essential to maintaining the stability and natural integrity of bluffs and ensuring the safety of nearby public and private property.
