Method & Terms The acres in this brochure are approximate and a sur- vey is in progress and will be completed prior to sale day. The surveyed acres will be used to constitute the final settlement price. Tracts 1 - 7 will sell on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect in any order, any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until the first 7 tracts have been elected. Tract 8 will be for a “Lump Sum” total dollar amount. The farm will NOT be offered in its entirety at the conclusion of the auction. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, March 7, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession will be given at the time of closing on all tracts subject to a farm lease with the tenant for the 2022 crop year. Buyer(s) will receive 100% of the cash rent as a credit at closing. The grain bins and storage buildings on Tracts 5 & 8 will be reserved for the tenant for the 2022 crop year. For com- plete details contact the auction company. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. All announcements sale day shall take precedence over any prior advertising either written or oral.
