$452,000-$496,000 Outliers Irrigation is not included in the proposal, which can add $5,000 to $30,000 based on property, existing conditions, and zoning requirements. Kitchen is under an existing covered structure, which required a custom trio of exhaust hoods. This added $15,000-$20,000 to the kitchen. (Appliances were not quoted since the family wanted to purchase their own.) Deck and porch were existing. We added a louvered structure over the smoker by the garage.
