Metromont provided a total precast complete building envelope including an architectural precast finish and paintable interior finish on precast walls. P ickleball has taken the country by storm and has proven to be a popular sport for all ages and athletic abilities. At Baltimore Pickleball Club, they strive to promote fitness while also having fun. Players can use one of the four indoor pickleball courts for free play, they can join a pickleball league, or if they’re new to the game, take lessons from a pickleball professional. The facility also features event space, warm-up areas, locker rooms with showers, and a pro shop where guests can purchase paddles, balls, and apparel.

“We’re promoting exercise primarily in a group setting, so it’s very social. It gets people out and encourages them to engage with others and helps with both mind and body,” said Alex Guerriere of Baltimore Pickleball Club. In addition to the social atmosphere, the club stands out for its indoor courts, which are difficult to find in larger cities. The club’s location within the Timonium Exchange business community places it near major highways and downtown Baltimore, extending their reach to players across central Maryland. Baltimore Pickleball Club is also family- owned, giving players a more personalized feel. The club has between 15 to 20 employees on staff, with a rotating pickleball professional. “We’re constantly hosting tournaments and open plays,” said Guerriere. The club holds their own quarterly tournaments

where local health and wellness vendors come to engage with the community. Baltimore Pickleball Club values being part of the local community — they participate in fundraising for local schools and churches and donate lessons and apparel. The facility features four full-size indoor pickleball courts with permanent nets and fencing. The warm-up space on the second floor includes cardio equipment and a practice wall. The club also has a private event space that can accommodate up to 50 people. They often set up tables and chairs in the upstairs mezzanine area, which provides spectators a perfect view of the pickleball matches taking place below. To top it off, guests can enjoy a glass of beer or wine. Finding a space to accommodate pickleball courts near Baltimore City was a challenge, but St. John Properties’

According to Guerriere, the goal was to have the space to accommodate both indoor courts as well as other amenities. Eventually, the club hopes to add an outdoor court. Guerriere said working with St. John Properties has led to an ongoing partnership that she knows will only continue to grow.

G etting back on your feet as an athlete isn’t easy. That’s why The Climb Clinic has a mission to treat injured athletes — specifically rock climbers — so they can recover and continue their passion. The Climb Clinic offers a variety of services designed to deliver their clients accessible and individualized, one-on-one skilled physical therapy sessions to resolve pain, restore motion and enhance functional performance. Services include manual therapy, dry needling, cupping, body tempering, therapeutic and performance exercises, strength assessments, spinal manipulation, and more. The Climb Clinic prides itself on utilizing the most up-to-date research and extensive clinical experience to meet this goal.

The clinic’s space within St. John Properties’ Corporate Center business community features private treatment rooms, a climbing area with two climbing boards, a weight training area, and a turf room that features synthetic grass with a gait analysis treadmill to treat trail and road runners. While the clinic has a close-knit staff of five employees, their team includes expert physical therapists, strength and conditioning coaches, and administrative and financial professionals. Patients of The Climb Clinic can rest assured that they’re receiving top-notch care in an environment that values health and fitness. “Colorado has an incredibly strong rock climbing and outdoor athlete community,” said Dr. Christine Neal, Director at The Climb Clinic. “We feel lucky to get to

work with such a passionate patient population. We also work closely with local outdoor stores and brands to help us serve more athletes.” The Climb Clinic needed the perfect place to treat athletes with ample space for rock climbing boards. That’s where St. John Properties came in. “[St. John] was amazing when helping us customize our space.” The in-house interior construction team at St. John Properties vaulted the ceilings to fit 12-foot-by-12-foot climbing boards. Black ceiling tiles were also installed to align with the Climb Clinic’s branding and aesthetic. Finding the perfect location was also crucial, and St. John Properties’ Corporate Center in Golden, Colorado,

F itwize 4 Kids knows how integral promoting health and fitness is, especially for our youth. The children’s healthy lifestyle center offers an after-school program, tumbling and mini gym classes, summer camps, girls’ confidence programs, and various clubs focused on running, gardening, and community outreach. Each of Fitwize 4 Kids’ programs incorporates physical activities, charitable opportunities, and monthly themes centered on character education.

“Fitwize 4 Kids is unique in that we understand living a healthy lifestyle does not just mean working out and eating healthy, but also includes being a person of good character and giving back to those less fortunate,” said Karen Mitchell, Owner and Operator. The center exemplifies this by offering community service opportunities, such as working at food banks, packing literacy backpacks for low-income students, running bake sales for a variety of causes and supporting the Loudoun County Public Schools Backpack Buddy program. Participating in these programs gives children the chance to see how they can make a difference, and hopefully they carry this sentiment into adulthood. Depending on the time of year, Fitwize 4 Kids employs 15 to 25 people, including several managers who run day-to-day activities. Meanwhile, high

school students and young adults assist and help run classes. “Fitwize 4 Kids’ staff is a family, and we consider all our customers part of that family. We develop strong relationships with all the children and families who attend Fitwize and have staff members who began their Fitwize journey in elementary school and are now employees.” St. John Properties helped Fitwize 4 Kids customize their space to best fit their needs. The building boasts a lobby, kitchen area, large gym, and multiple bathrooms. St. John Properties’ interior construction team installed special athletic flooring indoors, and outside, they installed a fenced-in area for play. “St. John Properties is very responsive to needs or challenges that may arise throughout the year,” said Mitchell. “They are always quick to ensure the parking lots are treated during the winter for the safety of our customers

and are very communicative and check in regularly with their tenants.”

R anger Wrestling Club is a 501(c)(3) nonprofit organization that provides a positive environment for young people to learn life skills and the fundamentals of wrestling. Their mission is to foster the growth of wrestling in Virginia, Loudoun County, and the surrounding areas for both boys and girls of all levels and backgrounds. The Ranger coaching staff strives to make the sport fun and safe while using wrestling as a tool to teach student-athletes how to be successful in all aspects of life — developing their character, confidence, discipline, work ethic, and mental toughness.

Ranger has been the largest wrestling club in Virginia since 2019 and has earned a plethora of accolades, including winning the Mason-Dixon Wrestling League Championship the past five years and placing fourth in state for 2024 after back-to-back team state championships. “These accomplishments are due to the great coaches and parents that help run this organization. We are a family,” said Joel Caruso, Health and Physical Education Specialist at a local high school, who also helps at Ranger Wrestling Club. Despite all of the challenges that arose worldwide in 2020, Ranger continued to grow. They were one of the few wrestling clubs in the state to remain open, giving kids the chance to stay active and do what they love. Promoting health and fitness has always

remained top of mind for the club. Coaches at the club give regular talks about the importance of fueling your body with healthy foods, staying active and getting enough sleep. Ranger Wrestling Club uses the majority of their 3,000-square-foot space for wrestling practices. The space also contains two bathrooms, lockers, and a small area for workout equipment. “We actually outgrew our space a year after moving in,” said Caruso. “We worked closely with St. John Properties’ space planning team to maximize their space for practices. Every inch of the space gets used.” The club doesn’t have any full-time employees but is run by an incredible group of dedicated volunteers, who facilitate pre- and post-season training, summer wrestling camps, and practices

“During COVID, we were one of the few wrestling clubs in the state to stay open. We gave kids the opportunity when many others shut down — this is what brought us to St. John Properties.” –Joel Caruso, Ranger Wrestling Club for kids from first through 12th grades. Caruso is thankful that St. John Properties was, “willing to take a chance on us during an uncertain time in 2020.”
