No wonder my spirits were high on Wednesday 13th as I stepped up to the rostrum and our auction team were all in place with their telephone connections and proxy bids. sometimes outstanding results achieved under the hammer proving, beyond doubt, that valuation is far from an exact science and that a public auction is the only method, especially for unusual properties, to establish their true worth. How can you put a value on an opportunity or a view for example ? Two such examples were offered in this auction. An unconverted Coach house in Fishponds with a garden to the side created enormous interest. The title “Coach House” always engenders romantic thoughts in the public, a bygone era, of horses and coaches, perhaps an association with a grand house and, of course, the opportunity to create a home of character to your own specification. In this particular case, the opportunities presented were endless, not only as a residential unit but also for commercial purposes or even parking. The property was offered without any planning consents in place and with a guide price of £99,000. Obviously the lucky buyer would have to seek their own planning consents. Within seconds of opening the bidding, however, the screen was alive with action and the telephone bidders were hard pressed to keep up with the “on line” bidders clicking away from wherever they happened to be comfortable. After calling the bidding on several occasion I was eventually able to bring the gavel down at a staggering £217,000! Another example was of a modern house in St Annes, with an annex. Nothing unusual about this you might say – but when you take into consideration its outstanding elevated and quiet position so close to the vibrant heart of the city and its woodland panorama over the adjoining valley you will get my point. I opened the bidding at then guide price of £350,000 and within minutes several earnest parties were battling it out for this “Rousseau” style idyll. The value of a house with a view was eventually settled to be £495,000 ! The reminder of the auction although it did not hold so many surprises was equally ebullient with nearly £6m worth of property successfully sold “. Andrew Morgan MBE . AUCTIONEER
