he market continues to fascinate and frustrate in equal measure with the continued political uncertainty fuelling a somewhat negative overview of the UK property market – in reality we are finding that our region is bucking this trend with quality instructions facing fierce competition from multiple buyers, no doubt due to continued low interest rates, readily available finance and a general shortage of property. DID YOU KNOW? Last year Hollis Morgan sold more £££'s of land and property by auction than all the other Bristol and North Somerset Auctioneers combined with over £43m of successful sales. And since we formed in 2010 we have sold the most £££'s of land and property by Public Auction in than all the other Bristol and North Somerset – EVERY YEAR! – and now with over £270 million of auction sales since 2010! Many buyers perceive the current climate as an opportunity to invest whilst the old adage “form is temporary, class is permanent” proves there will always be buyers for quality lots. We have a wide range of lots from across the region with opportunities in Bristol, South Glos, Cotswolds, North Somerset, Chew Valley, Gloucester and Cheltenham. Opportunities include Georgian Townhouses, Wedding Venues, Pasture Land, Building Plots, Garage blocks, Country Cottages and Victorian Family Homes – something for every budget and strategy!

2019 juneauct ion highlights

“ “ he June auction certainly reflected the vicissitudes of the current marketplace where an underlying, basically vibrant market is being tempered by a certain amount of indecision and apathy as a result of the “Brexit” effect . The net result of this was that many vendors chose to accept good offers prior to the auction rather than, as they saw it, taking the risk of waiting to go to the room. Understandable logic. But their fears were unfounded as, with continued low interest rates and general shortage of property, the market is still working well. Nowhere, was this seen better than in the sale of 229, Clevedon Road in Tickenham. Before we were instructed to auction the property it had languished on the market for quite some time with other Agents and the frustrated vendors had reached the stage where they required some action. As Auctioneers we immediately recognised the potential of the property and called in our planning partners, Stokes Morgan, to prepare a PPA ( a professional planning appraisal – see pages 10/11 for full details ). For a small charge to the vendor a full planning report was prepared that outlined many opportunities such as the ability to add another floor which would, not only, substantially increase the accommodation but would also exploit the lovely views over the valley. In addition it also pointed out the possibility of a replacement dwelling as well as the opportunity to provide additional housing. This very positive report attracted developers as well as those seeking a family home which resulted in a renaissance of interest and a most attractive offer prior to the auction and a signed contract well over £50,000 above the Guide Price! A good result indeed from the Hollis Morgan professional team! “T

useful bidding tips BUYING at auction In advance of the auction, work out the top price you are prepared to pay for the property – it is very easy to be carried away in the excitement of the saleroom!

Make sure you obtain a bidding paddle and sit in a position where you can see the Auctioneer and, most importantly , where you can be seen.

The Auctioneer, as well as strategically placed spotters, will be scanning the room for bids. Last minute and unclear bids may not be seen.

The Auctioneer will call the successful bid three times and, if there are no further bids, the fall of the gavel will mean the property is sold .

8

Bid clearly holding the bidding paddle high above your head to attract the Auctioneer’s attention.

The Auctioneer has the right to regulate the sale and his word is final .

Feel free to call out to attract attention if you think your bid has been missed.

Do not be afraid to ask for guidance from us – we are here to help you. Happy Bidding!

an exciting opportunity BUYING at auction

Four essential things to prepare for an auction • solicitors • survey • finance • ID Auctions offer a whole range of different and exciting property opportunities - why not see what is on offer? It may seem a daunting process to buy in a saleroom but if you follow these guidelines it is a very straightforward and enjoyable process. Do not be afraid to ask for guidance from us – we are there to help you. Can I attend an auction to see what happens? An auction is a public event you are most welcome to attend. We recommend that anyone thinking of buying by this method attends auctions in order to familiarise themselves with the process. How do I find out about new properties? Join our mailing list by either calling the office or send us an email via our website. How do I view the property? Viewings will be arranged and times published. You can view at these times without making an appointment. Arrive early to take advantage of the maximum viewing time. What is a price guide? An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition).

note that buyers CANNOT attend the surveys and the surveyors are responsible for collecting and returning keys to the Hollis Morgan offices in Clifton. What is a legal pack? A legal pack is prepared by our clients solicitor and Digital Copies of the Online legal pack can be downloaded Free of Charge. *** STAY UPDATED *** By registering for the legal pack we can ensure you are kept updated on any changes to this Lot in the build up to the sale. Will I need a deposit? You will need to bring a cheque or debit card to the auction for the deposit of 10% of the buying price (minimum £2,000) which is payable to our client's solicitor. CASH IS NOT ACCEPTABLE . Is there a Buyers Premium? You will need to bring a separate cheque to the auction payable to hollis morgan for £1,000+VAT (total £1,200). Do I need ID? You will need to bring photographic identification with you on the sale night. See our separate download for full details. Can someone bid on my behalf? Someone else can bid for you. They should make themselves known to the auctioneer prior to the sale. They must be prepared to sign the contract on your behalf and pay the required deposit. They must also bring ID with them. For more information watch our Buyers Guide Video @ www.hollismorgan.co.uk Good Luck and Happy Bidding!

Both the guide price and the reserve price can be subject to change up to and

including the day of the auction. What is a reserve price?

The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction. Can I make an offer? Pre-auction offers can be only submitted by completing the OFFER FORM which can be downloaded within the online legal pack. Please note offers will not be considered until you have viewed the property and the COMPLETE legal pack has been released. In the event of an offer being accepted, the property will only be removed from the auction and viewings stopped once contracts have successfully exchanged subject to the standard auction terms and payment of the buyers premium to Hollis Morgan. Can I bid on the telephone? If you cannot attend the auction (although we strongly advise you do) you can make a TELEPHONE or PROXY BID. This authorises the auctioneer to bid on your behalf up to a pre-set limit. Forms and relevant conditions are available to download with the online legal pack. A completed form, ID and two cheques (one for the 10% deposit and one for the Buyer's Administration Fee of £1,000+VAT) are required by the Auction Department at least two full working days before the auction. Should I have a survey? If you would like to arrange a survey or mortgage valuation of this Lot BEFORE the auction please instruct your appointed surveyor to contact Hollis Morgan and we will arrange access for them to inspect the property. NEW OUR VALUE – ADDING PLANNING SERVICE

planning permission reducing risk; increasing value investment and think it has development potential? Want to know what it is worth and how best to sell it? Do you have a building plot, want to sell a section of your garden or purchased a parcel of land or garages as an

Hollis Morgan are asked to value land and potential sites on a daily basis and generally the value of the land is directly proportional to how much money a developer can generate or its GDV (Gross Development Value). The GDV generally defines the value and unless you have planning consents for a specific scheme it can often be difficult to judge by both us and your potential buyers – this is the Risk element . To solve this Hollis Morgan have created a partnership with planning professionals Stokes Morgan Planning Consultants to offer a complete service to reduce the risks to your buyers and maximise the sale value of your land.

10

Stokes Morgan are known for providing a high quality, cost effective planning service whilst Hollis Morgan are the most successful auctioneers in Bristol and North Somerset. WHY US?

The PPA report helps reduce the planning risk and increase the value of your land without the time and costs of seeking outline planning permission.

PPA professional planning appraisal

We will provide a professional appraisal of the development potential of the site by qualified Chartered Planners which will include sketch layout/site plans which buyers will be able to use to give them a better indication on the potential of the site. We find that especially on smaller sites that a professional opinion illustrating a proposed scheme encourages buyers and a higher price is usually achieved . The PPA is paid for by your buyer upon completion on a no sale no fee basis – a charge of £700+VAT is added to the contract – they then have a £700+VAT credit to spend on planning with Stokes Morgan – everyone wins. The PPA report will include the following information:

introducing Don McKeever – residential lettings investment advisor Just lettings, just Bristol Let us help you find an investment that works for you. The Bristol Residential Letting Co are an independent and impartial agent dealing exclusively in Bristol, exclusively in lettings. We can provide expert lettings advice on these auction lots. Our advice is free so get please get in touch.

What makes the best investment? Target the growing young professional market. Walking distance to the City Centre or on good transport links. Professional sharers will pool resources to rent a 3-4 bedroom house, maximising your rental income in the process. Finding houses that can be converted to flats offers good rental potential and capital appreciation. 1 bed flats/apartments are in high demand from high earning single professionals. Affordable homes are in demand so consider areas further from the Centre if the yield is attractive and the area has sufficient services and amenities. What has the best yields? A good gross yield in the Bristol market is currently around 5%. It is possible to achieve much higher gross yields of up to 10% by investing in high density HMOs. They do however require intensive management with high turnover of occupants creating risk of increased void periods. The 1 bed market in or close to BS1 can offer you a high calibre tenant, opportunity for capital growth, and a 5%+ gross yield. What do the best tenants want? Modern, stylish, clean and low maintenance properties. The days of magnolia walls and cream carpets are long gone. Stylish grey tones and minimalist finishes are in demand. This can be evidenced with most new build developments appearing in the City. Corporate lets can make for secure tenancies and their requirements will range from stylish studio apartments to large 4 bed houses. Regardless of the size of property, the same expectations for quality of finish applies.

What properties have the best chance of capital growth?

The Bristol market has seen strong capital growth over the last decade. With the London market becoming unaffordable for a lot of investors, we have seen more money invested in Bristol instead. More owner occupiers are also choosing to live in Bristol while working in London. Extensive redevelopment of the Harbourside area and future plans for redevelopment around Temple Meads have also helped push asking prices up. Victorian and Edwardian Houses are always in high demand and have seen strong growth due to their spacious layout and flexible space. What type of properties command strongest rents? Premium properties command premium rents. City Centre 3-4 bed houses are in short supply and so command strong rents when marketed. Unique properties such as conversions of interesting buildings (eg. The General Hospital) are prime real estate and offer high rents compared to other stock in the same area of the same size. What locations are most desirable? Clifton has long been seen as one of the most desirable areas of the City. However, premium rents and sale prices in Clifton have encouraged people to settle in other areas. This has resulted in areas such as Southville becoming one of the most desirable areas to live for those that cannot afford Clifton. The Harbourside will always maintain high demand with its close proximity to all that Bristol has to offer. Areas on the periphery of the City Centre such as Brislington, St George, Montpelier and Easton are becoming more popular and are seen as the more affordable places to invest in today’s market.
