• Manage the delivery through in-house resource and, where appropriate, external consultants of a number of Minor Works projects arising from the Long Term Maintenance Programme (LTMP), Dilapidations Reports, Statutory Compliance, Building Condition reports, remedial works and specific projects agreed with the KU Estates Department to be the responsibility of KUSCO to deliver. The role will involve managing the Project Management staff; consisting of building construction background and technical engineering background. • Ensuring compliance with all statutory, regulatory and institutional requirements including any and all remedial works arising from surveys, inspections and reports. Also responsible for Health and Safety within KUSCO and ensuring the business is fully supported around best practise Health and Safety. The role will involve managing two Compliance Manager and one Health and Safety Manager. The role will also include chairing KUSCO Health and Safety meetings. • Acting as Duty Holders when required in Statutory areas such as water management and electrical management. • Acting as technical support to Kingston University on development of projects within the University. Attending briefings and carrying out validations when required. Principal accountabilities: 1. To ensure the effective planning and programming of planned maintenance regimes across KU on all engineering based assets utilising the CAFM system Planon. Liaise with Campus Service Managers and their technical teams around issues arising from planned activities and develop long term solutions for areas of operational risks. 2. Lead on the Maintenance Strategy around an appropriate balance of in-house staff and third party specialist contractors. The solution must be based around risk mitigation been a cost effective solution. 3. Identify best practise solutions around planned maintenance strategies and regimes to ensure KU assets are maintained in the most cost effective manner with particular focus on business critical installations. 4. Review reactive works generated through Planon and develop and manage an effective maintenance strategy to support the achievement of performance measures as stated in the relevant KU/KUSCO Key Performance Indicators. Support and advise the Campus Service Managers and their technical teams on best practise and technical issues arising from areas of potential risk within the reactive works programme identified. 5. Manage the CAFM/Help Desk team for all calls and queries. Develop Management Information reports arising from the data produced within Planon and identify and comment on trends and areas of risk to the operations. The reports are to be appropriate, pragmatic and highly relevant to the challenges within KU and KUSCO. 6. Engage with and support on a regular and ad hoc basis the Campus Service Managers and their technical teams on all matters technical allowing them to deliver services in the most effective and economic manner. All advice needs to be aligned with the overall KU Estate objectives. 7. Develop and deliver a programme of planned and ad hoc audits to fully understand current performance levels within both KUSCO and third party operators. Plan for future improvements and developments within both KUSCO and third party operators.
