PRESIDENT'S REPORT HUGH RIPPS
In my final article as the current Board President, I want to thank the current Board and this community for your continuous support over the past year. While we might have varying perspectives and different opinions, we share a common goal of doing what is best for the Seven Lakes community.
ACCOMPLISHMENTS: In 2022, we had several significant accomplishments:
Improved and transformed landscaping throughout the community Have fully operational tennis courts Creation of the Building Safety Act Task Force to monitor the Florida Senate Bill 4D (keeping us abreast of the impact of the bill and associated legal implications) Implementation of the Northstar System - introducing a new website, mobile app, and enhanced communications Revamped The Tee Room experience, improving both service and food quality Renovated the golf cart paths Onboarding of a new management team that many longtime residents say is the best ever THE HURRICANE: On September 28, 2022, Hurricane Ian struck and devastated our community. The formation of a Hurricane Response Team (consisting of residents and administration volunteers) earlier in the summer, allowed us to react much faster and more efficiently than many other communities. The Board and staff quickly mobilized to determine how to best ensure residents were kept up-to-date on the assessment of damages, navigation of legal and insurance-related processes, and progress on identified next steps. The team met daily for several weeks to triage and resolve issues. Over time, the meeting cadence changed from daily to twice weekly, weekly, every other week, and monthly. In addition to the on-site meetings, updates were sent via email and posted on the residents’ community page to keep those not able to attend the meetings updated with the latest information. In times of crisis, how a community reacts and responds is indicative of its culture. We should all be proud to be part of the Seven Lakes community. From countless hours spent planning and implementing the Task Force and working and negotiating with vendors and insurance companies to preparing and serving food in The Tee Room, the Seven Lakes community truly came together to help and support each other. A big thank you to Linda Keyes, Bill Darden, Carl Triola, John Kennedy, Ken Brown, and Sach Mathur for the roles you each played and the contributions you each made. Henry, Jorge, and every staff member also went above and beyond to support this community (while many also suffered individual hurricane-related losses). REBUILDING: While much progress has been made, there is still much work for us to do – starting with getting our displaced residents back in their homes. What is taking so long? Why can’t we just hire contractors to start the necessary repairs? As is often the case with life, things are not always as simple as they seem. Our community must adhere to Florida Statute 718. Under this statute, Seven Lakes consists of 29 Condominiums and an Association. While the Association is responsible for the maintenance, repair, and enhancements of the community's common elements (such as the Admin Building, Tee Room, Golf Pro Shop, Golf Course, Tennis and Pickleball Courts, Fitness Center, etc.) the unit owners in each condominium are responsible for the maintenance, repair, and enhancements of their building(s). SIMPLY PUT: Association – Responsible for common elements Unit Owners – Responsible for their buildings

If you play tennis, but not golf, you still pay for the full cost of golf If you play golf, but never use the restaurant, you still pay the full cost of running the restaurant In an economic environment with a high cost of living adjustment (which we did not match in pay raises) and a staff who dedicated extra hours to our community in response to the hurricane, we need to be mindful of the implications of obtaining budget cuts via cutting staff, freezing wages, or implementing a hiring freeze. AMENITIES: Finally, there has been much discussion about our amenities. Seven Lakes is a community with bundled amenities. We all knew this when we purchased our homes, but what does it really mean? Put quite simply, it means that all amenities are included in our monthly dues whether we use those amenities or not. That is, your dues pay for every amenity, whether you use them or not. It should also be noted that not one amenity at Seven Lakes breaks even or makes money. Last June, when Seven Lakes brought The Tee Room back under Association management, an 18% service charge was added. These additional funds went entirely to the restaurant's employees’ salaries. Nowhere else did a resident receive a surcharge for the salary of any employee supporting any other amenity. Thus, it was decided to move the projected income from the 18% surcharge to the payroll. It will no longer appear as a service charge on individual bills starting in April. The main difference between these two amenities, besides cost, is that every resident can use The Tee Room; whereas some residents are unable to play golf because of physical or medical issues. IN CLOSING: It has been quite a year with many unexpected twists and turns. While we have accomplished much, there is still much to do. And, we have a choice in how we move forward. We are all a part of the Seven Lakes community. I have witnessed first-hand what this community can accomplish when we work collectively - the residents, the Board, and the staff. If we all work together, we will succeed. As they say, "United We Stand, Divided We Fall!" Let us all STAND UNITED! If we do, Seven Lakes will continue to flourish and move forward. Any repair costs not covered by the insurance company are the responsibility of the condominium, not the Association. Thus, if repairs to condominium X cost $500,000, and the insurance company only pays $300,000, the remaining $200,000 is then the responsibility of the unit owners in condominium X. To avoid additional costs to unit owners, a company/contractor whose costs are agreed to by the insurance company must be hired. Finding contractors, obtaining estimates, negotiating with the insurance company, and following the Lee County permitting process all take time and have caused delays in progressing the necessary repairs. With the above as a preface, when you read this article, the insurance company will have received the plans and costs of two architectural companies to begin the repairs for Buildings 3 and 25. You will be kept up-to-date on the progress of this submission. The plans and costs for repairing the damaged units in Buildings 22 and 23 have also been submitted for approval so that owners can begin rebuilding their units. BUDGETS: Annual budgeting discussions should be transparent. With this goal in mind, we held open meetings and reviewed each budget line item in detail. We had many rich discussions on various budget items and collectively gained alignment on the annual budget. Since then, there has been discussion amongst homeowners about cutting staff, freezing wages, or having a hiring freeze. Historically, Seven Lakes wage increases have matched the Social Security COLA (Cost of living adjustment). This year it is 8.7%. We capped salary increases for our overall budget at 5%. Also, as stated in the past, each manager must evaluate the need and impact of filling open or vacated positions. The benefits must outweigh the costs.

GENERAL MANAGER'S REPORT HENRY J. AMAYA, CCM, CAM Thank you to the residents who participated in the Lee County Sheriff's Office Golf Outing on Wednesday, February 8th. It was a fun-filled day with a helicopter ball drop, golf outing, luncheon, and silent auction! The Sheriff's Office was grateful for our donation, and we look forward to hosting this event again next season.
As a reminder, our Annual Meeting is on Wednesday, March 8th from 10:00am-12:00pm in the Auditorium. Take this opportunity to meet the newly elected Board of Directors! All residents are welcome to attend in person or through GoTo Meetings. Each unit is entitled to vote for 3 candidates for the open positions on the Seven Lakes Board of Directors. Voting for Directors will be by ballot only. Prior to the Annual Meeting, your ballots can either be mailed or dropped off at the Association Office. All ballots must be in by 10:00am on March 8th. No ballots will be accepted after the Chairperson calls the election closed. Lastly, I want to thank the community for the kind messages that I received during my health scare. I am doing well and look forward to being back in the office. Upon my return, I will send out a full General Manager's Report, as well as reply to all voicemail and email correspondents.

EMPLOYEE SPOTLIGHT Lyne was born in Port–au–Prince, Haiti. She currently lives in Lehigh Acres with her husband and her parents. She is highly experienced in event planning and décor. She started her career in 2016 as an Event Planner. She currently owns a small business with her husband in her area of expertise. Lyne enjoys being a great leader in her role as a Pastor Assistant at the Lo-Debar Community Church located in Fort Myers. She also loves to sing in her free time. She is delighted to be part of the Seven Lakes Lifestyle Department as the Lifestyle Resident Services Coordinator. Stop by to say hello!
VICKY HENRY
Vicky was born and raised in Ohio. She received her BA in Accounting and her MBA in Finance from Franklin University. Vicky started as an Accounting Manager right out of college and worked her way up to become a CFO for 30+ years until she retired. She and her husband, Howard, have a blended family. Together they have 5 children, 12 grandkids, and 3 great- grandkids. Vicky enjoys playing golf, reading, and dancing. Her greatest accomplishment is when she met her husband and got married 23 years ago. She is also proud of the group of friends they have accumulated together in Ohio and at Seven Lakes, who feel more like family than acquaintances. Vicky became a resident of Seven Lakes in July 2020. She is currently the Treasurer on the Board of Directors, as well as the liaison on the Planning & Allocation Committee. She enjoys the lifestyle Seven Lakes provides, and recommends getting active in the many groups and clubs offered in the community.

TROY SPECKMAN, PGA HEAD GOLF PROFESSIONAL PRO SHOP UPDATE
We have seen an overall increase in golf play! The community played approximately 8,000 rounds for the month. This is an increase over last year. As a reminder, when requesting your tee time, please give Chelsea an “open Window” of time that you will play to avoid being placed on the overflow. All play starts on the first hole unless otherwise directed by the starter or Pro Shop. Every player is required to check in prior to the start of their
round. If you would like to play in the afternoon prior to 5:00pm, please put your request in Chelsea to secure your time. Proper golf attire is required on the course, as well as in all practice areas. Guest fees must be paid on the day of play or if you play after business hours, you must pay the next day.
GOLF COURSE UPDATE Entering the month of March, the chilly weather fronts are hopefully behind us. Looking ahead to March, April, and May, we typically experience very warm temperatures with little precipitation. Until the rainy season arrives, we will be gradually increasing irrigation application as the turf demands. Expect increased hand and sprinkler watering events during golf play to tackle stubborn, dry areas that will periodically appear, and further expect lake water levels to slowly decline.

We are at the peak of the golfing season and our Golf Maintenance Department is committed to providing optimal playing conditions however challenging the weather may be. Should we encounter extreme drought conditions in the coming months, I will notify the community as to possible cart-access restrictions should they be necessary. Spring is here! By the time this newsletter is released, we should be seeing more work advancing toward the reconstruction of Seven Lakes. We continue to push forward every day to accomplish proposal acquisition, review, and acceptance of bids. Work has been completed on a few buildings that had lesser damage. A major overhaul of the roofs at Condo 40 has been completed. Roof repairs at Condos 6, 7, 8, 39 and 47-52 should be completed. We expect the interior reconstruction of Condos 22 and 23 to begin shortly, as well as the mitigation of interiors needed at Condo 24. The roofing at Condos 4 and 5 should be underway if all has gone well. We have seen many ARC requests in the last few months. Please ensure that Marcy Moore and I are aware of your timelines, as inspections by Maintenance need to be done for your project to move forward. ARC
information is key for the community. The Maintenance Department must be aware of changes being made, as well as future residents know what changes were made. This helps you, your neighbors, the community, and the Association keep Seven Lakes beautiful. Marcy maintains information on licensed and insured vendors currently working in our community. The Grounds Department has started the landscaping project at Condo 2, and hope to be finished in the next 7-10 days. We have also put some flowers in at the Tennis Courts and the front entrance to the Pavilion. The Grounds Team also continues to work on the irrigation around the community. There have been many line brakes and plug sprinkler heads throughout the property that needed to be fixed. As a reminder, all Tennis Courts, Pickleball Courts, Bocce Courts, and Shuffleboard Courts are open for play! To book your court for play, you may do so on our website or our Mobile App under the "Court Sports" tab.

Another year and another budget for Seven Lakes! Thank you to all of the Condo Reps for all of your help with the preparation of the budgets. All in all, the process seems to have gone fairly well. It was also good to finish up the packages for the Annual Meeting and get them out to all of the residents. As we move forward into our 2023–2024 year, we look forward to improving where ever we can and continuing to support all of the residents of Seven Lakes.
The Administration Department is very busy preparing for the Annual Meeting on March 8, 2023. The Annual Meeting packets have been delivered by the Condo Reps and mailed to all Seven Lakes unit owners. If you have not received your packet, please verify your mailing address in Northstar. You can always request a new packet; we will be more than happy to make one for you. We also kindly ask that you follow the instructions provided to you in your packet regarding what documents go in the specific envelopes. This helps our ballot-counting committee tremendously. Remember that no ballots or proxies will be ADMINISTRATION UPDATE

If you would like to sign up, please fill out the Committee Sign-Up sheet located on the website under Resource Center/Forms. You may also visit the front desk of the Administration Office. LIFESTYLE UPDATE February featured a very exciting Activity and Groups Fair that was well attended and received. We appreciate the efforts of all involved and our volunteers who helped make this a successful event. The Fair provided an opportunity to explore several new programs, groups, clubs, and activities at Seven Lakes. The list grows every day and we look forward to another Fair next season! We hope you will consider hosting a table or attending! March offers an array of ways to enjoy Seven Lakes through some of these same groups. For example, the Seven Lakes Chorus is hosting a dance and a concert, the Women’s

Club will host a Fashion Show, the Men’s Club Breakfast is always a hit, the Piecemakers welcome all to the Quilts of Valor celebrations, Drawin’ 101 awaits you weekly, as does Line Dancing, our Resident Art Fest returns, and many, many more groups are active and creating a vibrant lifestyle for all! The Lifestyle Team invites you to our educational lectures with Carol Jonson, DL Havlin, and Dr. Tom Cimarusti is back! We also welcome a presentation from the Southwest Florida Symphony to talk about one of our local treasures. Check out “Rockin’ Out with Renegade” – a wildly loved show from last season, so don’t miss it this year! The end of the month will feature “Dueling Pianos” and those gentlemen are eager to return to Seven Lakes! Your wellness is also a focus this month through a blood drive on the afternoon of the 6th, a seminar titled, “Why is Exercise Considered Medicine” on the 14th, a light-hearted talk about memory on the 29th, and free memory screenings will be on campus in early April. Please look for details in this edition about how to make a reservation for those screenings. Our Water Aerobics, Yoga, and Boot Camp classes continue to grow! Give it a shot and don’t be alarmed by the name “Boot Camp!” It’s popular for a reason! The outings this month come with an exciting focus on local favorites as Southwest Florida continues to reemerge after Hurricane Ian. You may have been to some of these locations before, but we are sure they would appreciate the support of visitors returning. Maybe you haven’t been to some of these, sign up now as we are thankful to have these options opening up to us once again. Of course, how can we forget St. Patrick’s Day? We will have a dance that night and we are sending Irish Step Dancers to The Tee Room the Friday before as a “warm-up” to the holiday! Grab your table and tickets to the dance before we sell out!
