New Rules – Contractor Licensing And After Hours Work Policy for Employees

TWO BOARD VACANCIES!

On July 20, the Board adopted new rules requiring any contractor or subcontractor performing work in specified categories within the resort be fully licensed in the State of California and City of Cathedral City, as required for their category of work. These categories are: new concrete and masonry work; installations of outdoor kitchens, fencing, storage enclosures, lattice work, stairs, custom shade structures or pergolas, artificial turf, or electrical and plumbing work. As a further step to protect our owners and the Association, the Board has amended its After Hours Work Policy to disallow employees from performing any work within the Resort that requires licensing. These steps were taken to ensure full protection of the employee and the Association from potential conflicts or liability issues that may arise. The Board acknowledges our many employees who provide housekeeping, handy-man, and lot maintenance services for our owners. They are valued and trusted employees of the Resort and, after hours , of many of you. You are reminded that work performed for you after hours is by the employee as an individual and not as an Association employee. Also, that the Association has no liability or responsibility for any work performed nor any injury sustained during the performance of work after hours. Please be aware that employees are not allowed to perform work or make arrangements to perform work for you when they are “on the clock” including when they are on breaks or taking lunch. Non-compliance with the policy is a serious offense and can lead to employee discipline or termination. Please do not jeopardize their employment at ORPS and limit your contact to after-hours for work that does not require a licensed contractor.

The terms of two current Board Directors, C RAIG W IRCH and B OB M OORE , will expire in March of 2019. Once again we are searching for dedicated owners to put their names forward as candidates to fill these two vacancies. A wealth of talent and experience resides within ORPS. Serving on the Board of Directors is a challenging and rewarding way to contribute to your Resort. An understanding of the Association’s governing documents, serving on an ORPS Committee, volunteering within the resort, or having served on a governing board, are all experiences that would benefit prospective Board members. However, the only requirement of a candidate for the Board is that they be a lot owner and a member in good standing with all assessments current and not subject to any suspension of membership rights. The Board Nominations Committee, chaired by Bob Moore, will be reaching out to the ownership to provide information and answer questions from owners who may be interested in serving as a Director. Persons interested in learning more may contact Bob directly at 503-475-3694, or stop by the La Palma Board Office to pick up an information packet which contains a Board Candidate Application Form. Applications will be accepted until 4PM, January 4, 2019, when nominations will be closed.  Have a voice in how our association is governed.  Help work out solutions.  Serve your community.  Bring your talents to the Board table.  Become a candidate for Board of Director!

Over the summer, staff has worked hard to “demystify” the permitting process. Now owners can find the

answers to frequently asked questions about the permitting process, find instruction packets for almost every type of lot improvement, and information on how to obtain the Plot Plan for your lot. Just go to the Owners Web Page (www.ORPSHOA.com) and click on the “Permitting” tab. This information is also available to you at the Permit Counter in the Administration building, along with copies of all instructions, rules and forms. Jennifer and Christy are there to help.
