CREEVAGH HEIGHTS & SEAN DOLAN’S GAC, DERRY

ENERGY-EFFICIENT HEATING AND LIGHTING KEEP BILLS DOWN FOR RESIDENTS

P&K MCKAIGUE’S MANAGEMENT TEAM COORDINATED A COMPLEX SUPPLY CHAIN TO ENSURE THE PROJECT WAS DELIVERED ON TIME AND WITHIN BUDGET…

A common material palette of brick, render and profiled cladding was carefully selected to create a sense of visual cohesion for the scheme in keeping with the semi-rural/suburban environment of Creevagh Heights. As well as 119 units of social housing, works delivered by main contractor P&K McKaigue Ltd include a decorative concrete path to the public green spaces and a new playpark with soft surfaces, street furniture and lighting, all enhancing the overall quality of the development.

All units have an EPC energy rating of B (average score 83), significantly outperforming the Northern Ireland average of D (60), and lowering fuel bills for residents. The project was delivered on time and within budget, using procedures contained within P&K’s integrated management system. Its management team coordinated large numbers of supply chain members in a busy working environment, with construction commencing during the pandemic in spring 2021. Health and safety were prioritised in the delivery of the project, with the existing site set amid busy streets, local schools and backing onto Sean Dolan’s GAC grounds. During works, P&K also constructed a new 3G indoor arena and refurbished the existing changing rooms, toilets and

reception area. Playing pitches remained open throughout both contract works. P&K delivered 1,175 weeks of paid employment, 39 weeks of work experience and over 80 hours of bespoke classes at educational establishments promoting the construction industry by providing employability skills training, CV writing, interview skills and careers-in-construction advice. Padraig McKaigue, Contracts Director, said, “Our integrated project team established clear objectives with the project at outset and exemplified these goals in deliverance of all aspects of works. “Works were executed with excellent care and attention being paid to the site appearance, respect for the community and protection of the environment, securing safety and valuing the workforce.”

All individual units boast excellent performance levels in terms of air

tightness, low-energy lighting, hot water systems, heating control systems and wall thermal transmittance and Co2 emissions. In addition, all communal areas have PIR lighting, and all apartments have whole- house ventilation.
